Topland Group is one of the largest multi-billion pound, privately owned investment groups. It is continuously looking to deploy its extensive cash reserves across a range of different sectors. Topland’s principal activity is Commercial Real Estate, however, as a privately owned family office, it has significantly diversified over the last decade, and now invests in a number of sectors including hotels. Topland owns nine leased hotels as well as the iconic Royal Crescent Hotel in Bath. They have a dedicated Structured Finance division providing lending and equity to residential, hotel and commercial developers. Topland’s investment expertise also extends to other business such as healthcare and natural resources. Topland’s dynamic approach and highly experienced team leave them well-positioned to continue to look to actively seek further significant property and corporate acquisitions, and to diversify and expand its business through joint ventures and the provision of tailored lending facilities. Topland are targeting the purchase of hotel sites and strategic land plays for development either alone or in partnership. Their proven track record of adding significant value with timely disposals and achieving excellent returns, double digit IRRs across multiple sectors, make Topland the joint venture partner of choice. Topland require a Property Manager to join the team to ensure that the portfolio operates at its very best, offering on exceptional working relationships with occupiers across a dedicated UK wide portfolio. The Property Manager will also work closely with the in house Asset Management team to ensure the smooth running of the portfolio and in order create a satisfying return.
The Role
The Property Manager is responsible for a dedicated UK wide portfolio made up of multi let & single assets including commercial, retail, leisure and residential. Key responsibilities include: Property Management • Wholly responsible for all day to day Property Management matters. • Managing and preparing the delivery of the service charge on site and from an accounts payable basis. • Driving the budgeting process/reconciliation process. • Pursue all arrears and resolve as swiftly as possible, working with the Credit Control department. • Check, approve or challenge invoices on all properties as appropriate. • Develop Central service best practice standards across the standard multi-let properties. • Responsible for all insurance matters across dedicated portfolio. • Update Landmark (property management system) and other schedules as appropriate.
Tenant Licence Application • Deal with tenant’s applications for alterations, assignment, wayleaves and sub-lettings in liaison with the Asset Managers. Ensure that these are dealt with in a timely manner and comply with the lease. Occupier Relationship Management • Build strong and trusted occupier relationships impact directly on the successful running of the portfolio. • Manage and deal with all occupier requests and liaison. • Organise and attend regular occupier meetings and handle all points raised. Contract Management • Manage and monitor contracts for M&E and soft services such as cleaning/security. • Ensure all assessments have been undertaken . Assisting with Asset Management • Work closely with the Asset Management team to deliver common part works and other major works to buildings such as refurbishments/extensions etc. • Identify initiatives to implement efficiencies such as energy saving when any refurbishments happen. • Work closely with the team to deliver the agreed asset management plan. Operational Management • Provide and review the Planned Preventative Maintenance for the properties. • Ensure all works are undertaken in order to comply with Health & Safety regulations .
Portfolio Snapshot
1-3 Upper James Street, Soho 1-3 Upper James Street was acquired for circa £25m in November 2016 in a joint venture. The property includes 18,000 square feet of office accommodation which is currently single-let, and a 7,000 square foot restaurant which is home to Bob Bob Ricard. There are a number of asset management angles associated with the property which the company will carry out over the next few years.
Hend House Topland acquired Hend House - a grade 2 listed office building comprising circa 15,000 square feet - in an off market deal in July 2013. The property was vacant on acquisition and was sold after being let to ILM (the visual effects arm of director George Lucas’ Lucasfilm production company).
Large Portfolio Acquisitions Previous deals confirm Topland’s continuing capacity to acquire large scale portfolios both in the UK & Europe. 78 stores from Marks & Spencer Plc acquired in 2001 for £348m, comprising 3,500,000 sq ft of retail space. Thistle Hotel Portfolio - 6 hotels, totalling 1,199 bedrooms, located in central London and Edinburgh was acquired in 2005 for £185m
The Royal Crescent Hotel, Bath In Spring 2012, Topland acquired the Royal Crescent Hotel. This significant and renowned luxury hotel is situated in Bath and occupies the two central buildings of the internationally celebrated Royal Crescent and consists of 45 rooms and suites. The Grade I listed buildings were designed by famous Georgian architect John Wood, and were first occupied in 1775. When the property was bought it was in need of a major refurbishment and Topland has undertaken a multi-million pound extensive renovation of the entire hotel to further enhance the five star luxury experience for guests.
The Athenaeum – Nelson Mandela Place The Athenaeum was acquired in July 2017. Multi-let, the investment provides significant opportunities for ongoing asset management. The property comprises 60,000 square feet of prime office accommodation and is located in the heart of Glasgow’s central business district.
