structures, substructures and foundations and waterproofing. Works also entailed superstructures, envelope and facades, roofs, lift installations and utilities infrastructure and services diversions. The contractor led internal fitting out and finishes, joinery carpentry, partitions, screens, signage, furniture and specialist equipment, and integration of ICT and AV systems. External works encompassed drainage, landscaping, upgrading access onto a public road, and courts and play areas. Among construction challenges was the site, with diversion of existing watercourses and significant retaining wall structures required to build the new split- level school into a hill. Glasgiven installed temporary diversions of natural watercourses around both the existing and new buildings with temporary drainage to divert and control run off during construction until the final permanent solution was installed. With the retaining wall structure running the whole length of the building including a semi-basement lower level, works were sequenced and carefully coordinated to maintain safety when adjacent to the live school environment. Glasgiven adopted a proactive approach to weather risk, introducing a robust stud partition system for the internal
walls to provide programme certainty, ensure consistent quality in the finishes and provide future flexibility in internal layout. Precast systems were also used to accelerate the programme and avoid any impact from weather. Working in a live school environment required meticulous planning, with Glasgiven holding daily coordination meetings with school representatives and negotiating separate site access with adjacent landowners to ensure separation of construction traffic. Temporary routes with barriers and solid hoardings were created to segregate pupils from the construction site, while maintaining existing exit routes with directional signage. Live utility services were managed by Glasgiven with each utility company to ensure existing supplies were uninterrupted, with crossover periods programmed during school holidays to avoid disruption. The contractor’s community liaison officer was employed for the project duration to manage community interfaces. To meet the requirements for BREEAM Excellent, Glasgiven maintained ‘inert’ demolition material on site for use in the new construction and siteworks. The BREEAM process involved regular meetings and workshops to review actions required to meet the sustainability targets.
