Spring Sales Report As spring is into full swing, many TE homeowners and buyers are eager to understand the latest trends in our community’s real estate market. While the peak selling season traditionally spans from Janu- ary through April, it’s important to remember that only about half of annual sales occur during these months. The month of May often rivals April in activity, and sales continue throughout the year with periodic spikes. Look to the coming July edi- tion for the full seasonal market summary analysis. In the meantime, know that the mid-season data indicated that well-maintained, modestly priced homes were leading in sales volume, proving to be the most in-demand. While garage homes and other properties featuring high-desirability upgrades have also sold across all price points, the strongest sales activity has been for homes priced between $124,000 and $145,000.

This demonstrates that buyers are seeking value and affordability as the primary driver in decision- making for Trailer Estates homeownership. Compared to previous years, listing inventory has increased across all price ranges, creating a more competitive environment. With more homes on the market, buyers have greater selection, leading some sellers to adjust prices to attract interest, while oth- ers hold steady, waiting for the right match. Upcoming Events Looking Ahead: May Events & Summer Kickoff As we welcome May in Trailer Estates, the season may be shifting, but the spirit of connection and ac- tivity continues strong! Mark your calendars for a new community favor- ite — Dinner and a Movie Night on May 22, hosted by the park. It’s a great way to relax, enjoy a meal, and unwind with friends and neighbors. The Yacht Club sets things in motion early this month with their Derby-themed event on May 3, offering a festive time for members to gather and celebrate. While TEOA’s May 19 event has been cancelled, their popular programming will return for the sum- mer on the third Monday in June with a creative tile-painting project. TEOA continues to offer op- portunities for residents to engage, connect, and create all summer long. Art lovers will be glad to know that Beginning Oil Painting classes are also continuing through the summer months, offering a perfect chance to ex- plore a new hobby or hone your skills. And don’t forget— ongoing weekly events like pick- leball, card games, church services, bingo, and more continue to keep the community active and engaged. April Recap: Heart of the Season Brings Community Fun to Life April brought Trailer Estates into full seasonal swing, with a vibrant calendar that kept residents connecting, creating, and celebrating all month long. The month began with great energy as neighbors gathered for the Yacht Club Pizza Party and the TE CERT Breakfast — two events that paired good food with even better company. The TEOA Art Group added a creative flair to the season, offering resi- dents a chance to showcase their talents and enjoy the artistic spirit of the community. April also featured HAM Radio Training for those sharpening emergency response skills, as well as relaxed social favorites like Coffee Break and Line Dancing that continued to bring everyone together in simple, joyful ways. Easter was a highlight of the month, with a peace- ful beachfront service offering a meaningful morn- ing of reflection and celebration surrounded by Sar- asota Bay ’ s natural beauty. And of course, the Seasonal Recreation Team closed out its season with a bang — hosting the ever- popular Cookout at the Beach on April 10th. Great food, laughter, and sunshine made for the perfect ending to a full season of memorable events. April truly embodied the spirit of Trailer Estates: active, welcoming, and filled with reasons to cele-

Welcome to something a little different found exclusively within TE Homes & Life- style Magazine! I’m proud to share excerpts as a serialized fiction series I’m writing set right here in our beloved Trailer Estates. Blending local flavor with light mystery, Trailer Estates Mysteries follows Kat Peerce, a new resident who quickly discovers that life by the bay isn’t all sunshine and shuffleboard —it’s also full of secrets, spirits, and surprises. This is a fictional story, inspired by the charm and character of our real community. All names, events, and mysterious hauntings are completely made up — but the setting and “spirit” are pure Trailer Estates. Join in as excerpts are developed and shared allowing the story to unfold within the mag- azine pages. Expect coastal vibes, criminal drama , and yes... a few ghostly twists . New Beginnings, Old Shadows

The scent of Pine-Sol drifted through the trailer, mingling with the late April breeze as it flowed freely through the open windows, airing out Kat’s cherished new home. She had unpacked her bags yesterday, wasting no time before diving into the next tasks, scrubbing every surface until it gleamed. Resting on the built-in sofa, she shifted slightly, wincing as the worn springs pressed into her back. The discomfort was undenia- ble. She sighed, already resigning herself to the fact that she’d have to get it reuphol- stered. She added that to her growing men- tal to-do list, right alongside buying a new mattress. Her first night at the trailer had been less restful than she’d hoped. The threadbare mattress felt like it was older than the trailer itself, leaving her stiff and restless, tossing and turning as she adjusted to her new life. Still, Kat allowed herself a smug smile as she sipped her coffee. The unsweetened bit- terness comforted her, grounding her in the satisfaction of a job well done. The trailer was proving to be as solid as she’d hoped. The inconvenience of buying a new bed or re-cushioning the sofa paled in comparison to the ordeal of moving into her apartment in Chicago years ago.

That apartment — no, that home, because she had made it a home — had been a labor of love. A sprawling high-rise unit with floor -to-ceiling windows, sleek quartz counter- tops, and state-of-the-art appliances. Every inch of it was designed with precision, each detail meticulously chosen to fit the life she thought she was building. She had poured herself into creating a space large enough to start a family, decorating it with the warmth and richness that would make it feel like more than just an upscale penthouse. Dark hard wood floors, custom light fixtures, a chef’s kitchen she had barely used— except for the meals she made when Brian could slip away for an evening.

Nothing but the best for him. That had been

the guiding principle behind every decision, from the imported Italian tile in the bath- room to the softest Egyptian cotton sheets she had selected for the bed they had shared — when he could. When Marilyn was out of town, when the excuses lined up just right. Darn it, she thought sharply. Just when she was feeling triumphant, the thought of him invaded her mind, stealing away her peace. She set her mug down harder than she in- tended, a small splash of coffee staining the nearby table. The truth was, it wasn’t just the mattress that had left her tossing and turning the night before. She missed him. Brian had been the love of her life for over two dec- ades. Walking away from him — and the fragmented life they had shared — had been the hardest thing she’d ever done. As sparse as it was, their time together had been a life, after all. She suspected that many lonely days await- ed her. But one thing her years with Brian had taught her was how to find content- ment, even in solitude. She breathed deeply, straightened her back, and looked around the room. This was hers. Small, imperfect, but real. Not some carefully curated illusion, waiting for someone else to finally choose her. This was her space now. Her sanctuary. Kat surveyed her cozy trailer, feeling a surge of satisfaction. She would make it her own, every inch reflecting her new chapter.

A light rap at the door pulled Kat from her thoughts. Her first visitor! She swung the door open to find a woman with a warm, easy smile and a clipboard tucked under one arm. Her chestnut-brown bob gleamed in the sunlight, and her bright eyes crinkled with genuine friendliness. "Well, hey there, neighbor!" the woman said, extending a hand before Kat could even get a word out. "I’m Vivian Walker— two doors down in the new doublewide. Figured I’d stop by and welcome you properly." Kat shook her hand, noting the firm grip and the rings that clinked lightly against each other. Vivian was polished but ap- proachable, the kind of person who proba- bly knew everyone’s name within a week of moving in.

“Kat Peerce. Nice to meet you.”

“Likewise!” Vivian rested the clipboard against her hip. “Now, I know you’re still getting settled, but I wanted to personally invite you to social hour at the hall tonight. Happens every week — punch, cookies, a lit- tle music. But if you’d rather bring some- thing stronger, well, no one’s stopping you.” She winked. Kat hesitated; the invitation was catching her off guard. She had attended plenty of professional events alone, networking din- ners, legal conferences, even cocktail hours where she had to work in a room full of op- posing counsel with ease. But this was dif- ferent. This wasn’t working. This wasn’t

strategy. This was just… social. And for the first time in a long time, she wasn’t attend- ing as a lawyer, as someone’s plus -one, or as an outsider sneaking moments with Brian in the background.

For Kat, the idea that she had managed to secure her own piece of it — on a waterfront lot, no less — still felt surreal. She exhaled, letting the thought settle deep into her bones, a mix of gratitude and disbelief washing over her. She had done this. For herself. Smiling, she stepped into the shower, the warm water rinsing away the lingering scent of Pine-Sol and sweat from a long day of cleaning. Vivian had insisted there was no need to dress up for the event, but there was no way Kat was going without making her- self presentable. She lathered shampoo into her hair, already mulling over which of the sixty-some clubs and activities might suit her best. Maybe the writing group? Or a kayaking club? Then, without warning, the water turned ice -cold. A sharp gasp tore from her throat as she jerked back, her body recoiling from the sudden temperature shift. Goosebumps prickled her skin as she frantically tried to rinse the suds from her hair, her breath com- ing in sharp, uneven gasps. The freezing wa- ter hit her spine like a slap, and she scram- bled for the knob, shutting off the tap with a shaky hand. “Damn,” Kat muttered, hugging her arms against herself. Her breath felt visible in the air, her shivers relentless. “Looks like I’ll have to add a water heater to my to- do list.” She grabbed a towel and wrapped it tightly around her, stepping out of the shower. But as she did, the cold didn’t dissipate. If any-

That realization sent an odd flutter through her stomach. “I suppose I could use a night out,” she fi- nally said. Vivian grinned. "Wonderful! We’re a friend- ly bunch — just come as you are." Kat nodded, feeling unexpected warmth at the invitation. Maybe stepping into this new life wouldn’t be so hard after all. While Kat intended to spend most of her days tapping away at her novel, Aunt Kathy’s memory encouraged her to embrace the park’s community spirit. Her aunt had thrived in Trailer Estates, a shuffleboard champion who also rarely missed a women’s sewing circle or a lively round of bingo. It wasn’t lost on Kat just how rare it was to get a home here. Half of the 1,300 proper- ties never even hit the market, passed down through generations like family heirlooms. The majority of other sales happened quiet- ly, drawing in friends and extended family of current residents. Trailer Estates was practically a well-kept secret, a coastal en- clave of retirees who had spent their lives as teachers, doctors, lawyers, or tradesmen — people who had worked hard and chosen to invest their golden years in a place where life still held adventure.

No matter how much she tried to shake it off, the feeling refused to leave. Suppressing a shiver, Kat hurried to dress. She slipped into a flowing tan cotton skirt and paired it with a simple white T-shirt, the soft fabric a contrast to the lingering chill on her skin. She turned to the full-length mirror on the closet door, eyeing her reflection. Her wardrobe still carried the weight of her past life. A neat row of suits hung behind her, remnants of her law practice — structured, professional, completely at odds with the breezy, laid-back feel of her new community. She definitely needed to go shopping soon. A new wardrobe for a new life. It made sense. But as she smoothed her skirt, a prickle ran along the back of her neck — like the faintest whisper of fingers brushing against her skin. Kat stilled. The logical part of her dismissed it as nothing. The irrational part wasn’t so sure. Glancing over her shoulder, she half ex- pected to see… what? Someone standing there? A shadow shifting in the dim light? She exhaled sharply and shook her head, muttering to herself, “Get a grip, Kat. It’s just a draft.” Even so, she made a mental note to check the trailer for air leaks in addition to having the water heater serviced. Moving into a vintage home came with its quirks, after all —quirks she wasn’t about to let dampen her fresh start.

Outside, the day was a per- fect, mild seventy degrees — warm, welcom- ing. But inside, the chill clung to her skin, burrowing deep into her bones like she had stepped into a freezer. A rational explanation hovered at the edge of her thoughts. Old trailers had quirks. Maybe a draft. Maybe the shower had just left her more sensitive to the temperature. But the unease creeping up her spine whis- pered something else entirely.

In the early years, families were encouraged to move south with their children. A playground was established in the northeast corner of the park, and long trailers arrived from places like Elkhart, Indi- ana, the "RV Capital of the World." Plans were drawn up for a large hall with a stage, a post office, grocery, laundry, woodshop, and other amenities that are still cherished parts of the community to- day. continued

HISTORY OF THE PARK Trailer Estates Beginnings Nearly 70 years ago, Mr. Sydney Adler and his in- vestors likely never imagined that today Trailer Es- tates would be a thriving, beautiful slice of paradise, with some homes selling for over $300,000. Back in 1954, the booth at the New York State Fair (and many other state fairs) advertised with the slogan,

“Why pay rent?” enticing people from all over to consider a new life in Florida. Streets in TE were laid out as shell roads, named after nearly every U.S. state — with Canada Blvd included. Mr. Adler believed that naming the streets after states would give buyers a sense of connection to their homes in the North.

None of the trailers had air conditioning, but they were designed with large windows to let in the fresh air. Slowly, Trailer Estates filled with homes, many occupied by full-time residents. Children would catch the bus at the corner of Florida Blvd and Can- ada Blvd.

and down the roads to admire the festively decorat- ed trailers, each vying to outdo the other with lights and homemade decorations. At the end of the last road, Santa would be there, handing out candy canes — a joyful tradition that continues today. If you’re lucky enough to live in Trailer Estates, then you’re lucky enough. It’s my pleasure to be part of this colorful maga- zine. Join us each month as we share a bit of TE history. Over the past 22 years, I’ve collected many stories and pieces of our park’s past and inter- viewed several third-generation owners. If you already own a site in Trailer Estates, you may be starting from an empty lot, though most will likely be removing an older home. Owning your lot provides an advantage, as you can use the value of the land as a down payment if financing the new home placement. If you don’t yet own a lot but have one in mind, you can wrap the property purchase into a loan that also covers financing for the new manufactured home. This approach requires coordination be- tween the buyer and seller to ensure financing is completed smoothly.

Choosing a New Home

Residents can select from a variety of manufactured home brands and models, comparing costs, styles, features, and layouts to suit their preferences. Post- hurricane relief specials are sometimes available to reduce financial strain. For example, Citrus Homes has recently offered a $10,000 Hurricane Relief Savings for homes contracted before the end of November 2024. For those financing, construction loans are an op- tion. These loans often have interest rates approxi- mately 2% higher than standard home mortgages, so it’s worth consulting with lenders for the best op- tions.

Demolition and Site Preparation

Owners may arrange demolition services inde- pendently or work with a manufactured home seller who manages the entire process. Due to increased demolition demand after Hurricanes Helene and Milton, Trailer Estates residents have negotiated a

In non-flood zones, elevation require- ments are generally lower. Dirt pads and skirting packages can also be added as separate options.
