BACKGROUND

Essentia is a specialist consultancy that helps public and private sector organisations max- imise the value of their built assets, making them more efficient, connected and ready to embrace the future. In 2013, Essentia Trading Limited was launched as a wholly owned subsidiary of Guy’s and St Thomas’ NHS Foundation Trust. The company has over 80 consultants across London, Oxfordshire and East Anglia. We help clients to transform their built environment to meet both short and long-term objectives. We offer an integrated team covering programme, project and cost management, property consultancy, health care planning, sustainability and technology. This combined expertise has helped our clients achieve their goals, ranging from improving value and eliminating inefficiency, to re-designing services and developing innovative new facilities. We have the capacity to work on complex strategic investment programmes across sites and organisations as well as stand-alone projects or commissions. Essentia has the capability to deliver outstanding results; developing a strategy to increase capacity, optimising capital investment, improving operational efficiency or reducing risk. GUY’S CANCER CENTRE

The Programme

The Outcome

This project is a hallmark on how we would want to work on all major new builds. We worked closely with clinical teams and a patient user group to work out what success might look like. The project was the sent out as a design, from which a winner was chosen and then a contractor selected.

The building was designed to be very flexible, so if the treatment of cancer changes in years to come then the space can be adapted very easily. It was also built off-site and shipped in and bolted together. This had a huge impact on the speed to deliver the project and on the surrounding community that has less disruptions for a building of this scale and proximity to residential housing.

Our Unique Approach

The project allowed us to incorporate design features that were integrated as a result from feedback from the patient group. The one big transformation was putting the very heavy radio therapy equipment above ground. Because of the weight and screening that is required most cancer centres house this equipment in the basements of buildings. In most cases patients then have to navigate areas of a hospital that are not very inviting or engaging. At an additional cost we managed to bring those facilities above ground, giving patients access to the brighter spaces, with outside views directly before and after treatment.

SALFORD AND PENNINE ESTATE DEVELOPMENT PROGRAMME (CONFIDENTIAL)

The Programme

The Outcome

Salford Royal Foundation Trust (SRFT) was appointed by NHS Improvement to manage Pennine Acute Hospital Trust. The Head of Estates for SRFT appointed Essentia to review the estate department across both Trusts and to make recommendations which would improve overall effectiveness and efficiency. Assembling a team of management and technical expertise, we performed a diagnostic on both estates departments, focussing on management structure, systems, policies, procedures and risks. We proposed a number of recommendations intended to bring the two estates departments into alignment and to share systems, polices and resources. responded by forming the Estate Development Programme, a multiple workstream programme which over the course of twelve months addressed the highest risk areas, launched a project to improve infrastructure resilience and reliability, supported recruitment of Head of Operations role, succession planning and established a common basis for systems, policies and procedures. SRFT subsequently appointed Essentia to implement the recommendations and we Our Unique Approach

The two estates departments are working more effectively and under new leadership are set to achieve a consistent standard across all sites. The two Trusts are taking a more strategic approach to their development and a capital programme is emerging which will not only transform the clinical services being delivered, but will halt the deterioration and achieve a higher standard of physical environment for patients and staff alike.

SOUTH LONDON AND MAUDSLEY MENTAL HEALTH CARE TRUST (SLaM) (CONFIDENTIAL)

The Programme

of the exercise. Following submission of our report, SLaM appointed Essentia to co-locate a high level intervention team into specific areas of the estates team to implement the recommendations. This team, experienced in dynamic environments worked in a high frequency reporting manner for several weeks as they worked closely with senior managers to promptly address project performance issues which involved changing out-sourced arrangements, implementing new robust controls and challenging decisions. Following this initial intervention, Essentia’s appointment was extended into a longer term arrangement to embed new processes and approaches Projects at SLaM are under better control and consequently the quality of decision making has improved. Projects are now reporting through appropriate governance routes and senior management have more confidence in the capability of the capital team. Essentia is maintaining a team co-located at SLaM leading and managing the capital programme in partnership with senior managers. The Outcome

SLaM is a major mental health care trust and a leader in its field. Recognising that the estates team appeared to be not performing optimally, SLaM appointed Essentia to perform a diagnostic exercise and to make recommendations to address concerns expressed by senior management.

Our Unique Approach

We assembled a team comprising of both technical and analytical ability and arranged for a series of interviews with key personnel. In addition we examined a large number of documents and performed data analysis to identify any trends in estate performance, both operational and related to projects. Using our experience acquired during other reviews and of our own in-house team at Guy’s and St Thomas’ (GSTT), we were able to identify areas where performance was ‘perfectly good’, and specific areas of weakness which needed to be urgently addressed. We presented our findings to SLaM in the form of a report with specific implementable recommendations to address the weaknesses. Throughout this review we maintained a high degree of client contact and were able to adapt to requests to focus in on particular areas, while retaining the overall integrity
