T he Irish Green Building Council welcomed Minister Eamon Ryan T.D’s commitment to further increasing investment in home retrofitting in the years to come. The Irish Green Building Council (IGBC) was responding to comments made by the Minister at the IGBC’s first energy renovation conference. In his speech to over 150 building professionals, Minister Ryan detailed the government’s commitment to making retrofit a cornerstone of our economic recovery and ending the stop-start nature of grant funding that has applied to date. Pat Barry, CEO of the Irish Green Building Council said, “The IGBC has long called for certainty on energy renovation. The retrofitting industry is just finding its feet. To scale up deep energy renovation, businesses need to train staff, build new business models and guarantee long-term work for their reskilled employees. WE QUIZ INDUSTRY LEADERS ON WHAT MAKES THEM SUCCESSFUL AND HOW THEY ARE RESPONDING TO THE BIGGEST CHALLENGES FACING THE PLUMBING AND HEATING INDUSTRY... Paul McMenamin, Sales Director
P aul McMenamin joined Bassetts at the start of his professional career, rising through the ranks to become Sales Director for Northern Ireland’s largest bathroom, heating and tile company. The award-winning plumbers’ merchant has been providing quality bathroom supplies and furniture to trade customers for over 40 years. Founded in Armagh, Bassetts now has a total of 17 trade counters and bathroom showrooms across Northern Ireland. What are the main priorities and goals in your role? My role is dynamic and requires me to be flexible and adaptable as circumstances arise. However, I see my key priority and core role as strategically providing the mechanisms and structures to enable our branch managers and sales team to provide our customers with the best product solutions, technical support and service available. What was your first proper job? I’ve spent practically all my professional life with Bassetts, initially joining a small team in the Omagh branch working on the trade counter and making deliveries. At that point, Bassetts consisted of three branches and around 30 people compared to where we are positioned today, operating across 17 sites with 150+ people in the company. What are your biggest challenges as Sales Director at Bassetts? This year aside, Bassetts operate in an incredibly competitive market. Our installer
customers are very knowledgeable, so it’s imperative we provide those customers with competitive, quality solutions, which are supported by industry-leading technical capability and stocks. We also aim to provide customers with a consistently high level of service across all our network of branches. What inspires you to go to work every day? We are fortunate over the years to have built up very good relationships with a lot of our installer customers. That experience gives us an understanding of just how challenging the installers job can be and if we can make that even slightly easier by supporting them with good quality solutions delivered on time and complete then that is very rewarding. This has been particularly evident through the pandemic, and there have been many late night or Sunday openings to provide parts for health care or nursing home emergencies. I have been very proud of how we have responded to support our local communities. How do you like to fill your spare time? Sport is a great therapy for both body and mind, so I vent any frustrations on football fields or doing badly at triathlons and CrossFit. As a business leader, describe your best three qualities. I hope our customers and my colleagues would say I am someone they can depend on, and that I have a positive,
enthusiast presence. I conduct myself in a straightforward manner. From my perspective, I feel that having worked right up through our company I understand our strengths and core values so I try to ensure we keep our focus clearly on our customers. And your worst? Impatience. I’m working on this, but I think the school report (and my wife) would say, “must try harder”. What has been the most satisfying moment in your career? I get a real buzz from supporting the progression and development of people inside our business. Helping people to progress into new roles and seeing them flourish is incredibly satisfying. If you could work in a completely different sector/industry, what would it be, and why? I have a lot of friends who are health care professionals and watching the selfless work they have done in 2020, in the most difficult of circumstances, has been humbling and inspiring. How do you keep your team/staff motivated? Bassetts are exceptionally lucky with the quality and dedication of people in our branch teams. They take huge pride in doing the best for their customers every single day, and this passion and commitment keeps us all on our toes.

push forward and improve for both our colleagues and our customers.
If you could employ anybody from the worlds of business or sport on your teamwho would it be and why? I am a big Irish Rugby fan. I have often thought a Paul O’Connell team talk would make our management meetings a little more exciting! What have been the highlights of your career at Bassetts since you joined? Supporting the expansion of the business, most recently with the acquisition of Clady and our opening in Enniskillen, have been hard work but hugely rewarding. We have had great people join the Bassetts team and met lots of new customers along the way. What’s the best advice you’ve been given, or would give, in business? Two pieces of advice come to mind. Firstly - a successful sales business is dependent on having happy and loyal customers, so it should focus acutely on its core role and ignore distractions. Secondly - when making decisions for the company, do so as if you were spending your own money! What’s next for Bassetts? Bassetts are in the fortunate position of having great people in the organisation who are passionate about, and genuinely strive to support, our customers. Working closely with these people makes me feel confident that Bassetts remain well placed to continue to develop and grow, particularly as new sustainable technologies evolve. I look forward to supporting the business and its people in any way I can through the next phase of growth.

What are the challenges facing the industry going forward?

Where to start with continuing to work and live with Covid-19 and the Brexit deadline looming with no deal currently in place! It’s a challenging time for the construction sector, and we have to continue to strategically plot our way through the hazards. What new trends are emerging in your industry? The meaningful introduction of renewable technologies will be the single biggest evolution in our sector here. Installers and self-builders are asking what opportunities and advantages renewable heating offers them. With the large rural population we have here, renewable heating solutions are perfectly tailored to the self-build market, future-proofing homes for years to come. Providing there is the type of catalyst from our local Government that we can see is happening in other jurisdictions, I can see the demand for these technologies increase. What advice would you give to someone aspiring to your position? Focus on your customers and work hard
How has Covid-19 impacted your sales strategy? Our strategy throughout these unprecedented times has been to try and support our customers and colleagues as best and as safely as we can. I am hugely proud of the efforts of those colleagues who worked tirelessly from March to support our sector. We will continue to carefully plot our way through the pandemic focusing on the needs of our customers and implementing structures and supports to keep everyone safe. How do you define success, and what drives you to succeed? The biggest compliment any customer can pay us is to trust us with their business. Having long-serving staff that work closely with the same customers over many years is a significant complement to the quality of our business. These relationships, built on trust developed over time, are a great driver for us to continue to

in line with SR:50 requirements. This information provides the heat load requirement for each room and helps to prove compliance with Part L of the building regulations and calculate the heat pump output, the hot water demands and underfloor heating and/or radiators for the property. Once heat loss calculations are finalised and the heat load for each room within the property is known, correctly sized heating technologies are specified for the property. This includes the highly efficient Grant Aerona 3 R32 air to water air source heat pump range, which has an ErP rating of A+++ and is available in outputs of 6kW, 10kW, 13kW and 17kW. OFTEC MAKES VOICE OF LIQUID FUEL SECTOR HEARD IN NI HEAT STRATEGY GROUP MEETINGS... Energy strategy - Northern Ireland
A s a devolved matter, our local politicians will be deciding on a future Energy Strategy for Northern Ireland in early 2021. To my mind this is a good thing. Locally elected MLAs making decisions that will affect local people. OK, so they have not always got it right in the past, but given the difference in our fuel mix compared to GB (over 60% of homes here use a liquid fuel) and the ‘rural’ nature of our homes it is likely that we will see a different policy compared to GB. The good news is that the liquid fuel sector is ably represented as OFTEC has a seat on the NI Heat Strategy Group. This was set up by the Department of Economy to advise the Minister on the proposed new strategy. This group brings together the major fuel groups, consumer interest groups, scholars and energy specialists. Talks continue, and to date we have developed positive discussion around the potential inclusion of biofuels in the future strategy. Most participants agree that due to the relatively low thermal efficiency of our housing stock and the rural nature of our dwellings that heat pumps are not the panacea to our carbon reduction dilemma. (70% of bungalows, 44% of terraces, 50% of SDV and 53% of detached houses in Northern Ireland are SAP band D-F and in OFTEC’s opinion, not readily suitable for air source heat pumps without significant cost and disruption).

approach is starting to develop. Different options are being considered for homes on and off the grid. For homes with a grid connection the options include heat pumps or a blend of biomethane produced from biogas being introduced through the natural gas pipeline. The gas sector sees the introduction of hydrogen blending as the next step before moving to to the ultimate goal of 100% hydrogen use. For off grid homes the choices are more limited and some homes may benefit from a heat pump but OFTEC sees the majority of off grid liquid fuelled homes moving across simply to burn a biofuel blend in the short term with the introduction of a 100% biofuel derived from waste within ten years. The group has discussed and will recommend not setting a date for phasing out fossil fuels and is concentrating on delivering cost-effective solutions at lowest cost to the consumer.
We have advised local government that current oil consumers can reduce their carbon emissions from their home heating by up to 91% by using hydro-treated vegetable oil (HVO) while retaining existing equipment. This is great news and means consumers can reduce their carbon footprint significantly with no capital cost compared to the large sums of money required to retro-fit a house to make it suitable for an air source heat pump. While some are sceptical of biofuels, the reality is that we now have HVO in NI and being burnt by local boiler manufacturers. We are also in discussions with the NI Housing Executive about a trial in public sector homes. The future for biofuels as a viable and realistic option for decarbonising the liquid fuel sector is real and gathering pace. LGI CALLS ON GOVERNMENT TO COMMIT TO STRONG REGIONAL APPROACH TO DELIVER ON CLIMATE ACTION PLAN…
Agreener deal for rural Ireland industrial, and transport sectors by up to 33% compared to heating oil and other solid fuels. BioLPG is a chemically indistinct but renewable version of LPG, made from sustainably sourced renewable vegetable oils, wastes, and residues, and delivers up to 90% certified carbon emission savings compared to conventional LPG. BioLPG can be used in existing LPG O ver half a million rural homeowners and businesses could pay a high price for Ireland’s one-size-fits-all approach to climate policy, according to Liquid Gas Ireland (LGI), which represents the country’s LPG industry. Plan envisions the majority of Ireland’s households undergoing retrofitting to install electric heat pumps. However, LGI says that this approach does not consider the unique needs and economic and infrastructural challenges of rural Ireland. Over 500,000 Irish properties have no connection to the natural gas distribution network; two-thirds currently rely on oil boilers for heating and fuel. LGI says that connecting remote, less energy-efficient properties to the natural gas grid or installing new heat pump technology will prove prohibitively expensive. In its new 2040 vision, “A Greener Deal for Rural Ireland”, LGI argues that the Government must legislate for a mixed technology approach to decarbonisation, which includes lower-carbon fuels such as LPG and BioLPG. This would lead to a fairer, just transition for rural Ireland while significantly reducing CO2 emissions. LPG is a clean-burning, smoke-free fuel that cuts emissions from domestic, commercial,
infrastructure. For customers in rural off- grid homes and businesses, this switch is easy and affordable to make, and the environmental benefits are immediate. LGI estimates that if 500,000 homes switched from using oil-fired central heating to BioLPG by 2040, it would save about 1.9 million tonnes of CO2 emissions per year. VISION 2040 In its 2040 vision, LGI says that the Government must commit to a strong regional approach to delivering on air quality targets, including better use of widely available lower-carbon energy sources. LGI’s vision also lays out a plan for the LPG industry for the next twenty years. AS A MEMBER OF LIQUID GAS IRELAND, CALOR’S BIOLPG AND LPG OFFERS CUSTOMERS VIABLE ALTERNATIVE FUEL SOURCES… Calor supports launch of LiquidGas Ireland
L iquid Gas Ireland was launched in September, bringing a new voice to the energy debate. The body, formerly known as ILPGA will represent the LPG industry in Ireland and will particularly be a voice for rural Ireland. Calor, one of Ireland’s longest established energy suppliers, is proud to be a member of Liquid Gas Ireland. To mark the new era of the representative body, Liquid Gas Ireland launched Vision 2040 – “LPG and BioLPG – a Greener Deal for Rural Ireland” which sets out how the LPG industry will contribute to the Green New Deal. This is a roadmap set out by the EU to decarbonise the European energy sector and help Ireland to significantly reduce emissions from its

Switching from oil to Calor LPG can improve heating efficiency by up to 20%, and helps to reduce carbon emissions. BioLPG, Calor’s renewable gas option, can reduce emissions by up to a further 90%. BioLPG is a cost-effective way to significantly decarbonise a home, avoiding the need for costly and disruptive deep retrofitting. As a member of Liquid Gas Ireland, Calor will support the recommendations by offering customers alternative fuel sources such as BioLPG and LPG. Calor is also investing in this association to ensure that all those who work in supplying LPG have a say in the energy debate. We would strongly encourage heating professionals to get involved in that debate. Calor along with other members of Liquid Gas Ireland will work with the Government and other stakeholders to ensure the move to a more sustainable energy system is a fair one for everyone.

DELIVERING A COMPLEX MECHANICAL WORKS PACKAGE TO A 10-STOREY ACCOMMODATION BLOCK WAS ALL IN A DAY’S WORK FOR GAFFNEY MECHANICAL SERVICES… MASTERCLASS IN MECHANICAL WORKS
I nstallation of mechanical services to the brand new 365 bedroom student accommodation blocks at Lidl’s Ballymun development in north Dublin, was a mammoth task but it delivered great rewards for Gaffney Mechanical Services. Project Manager, Eamon McKeown at Gaffney Mechanical Services and the rest of the team were tasked with a full supply and install of mechanical works into a congested city site. The package of works consisted of soils and waste, low pressure hot water district heating system, plumbing to communal toilets and kitchens and 365 bedroom pods, Daikin air conditioning units, supply and extract ventilation including fire dampers and fire smoke dampers. Hevac supplied and installed the flue system for the six Hamworthy Wessex
boilers, FG Wilson generator and the Indop 110N CHP unit. They carried out the site visit and agreed routes with the design team to ensure no detrimental effect to building structure. A Tridium Building Management System was installed and commissioned by Ashdown Controls to control all the pumps and valves throughout the building to maintain pressure for the district cold water system. Three plant rooms were installed. One housed six, highly efficient ModuMax gas fired boilers with six circuits feeding the different elements of the building. Heatmerchants supplied all the Grundfos pumps for the distribution of LTHW and DHW circuits to final outlet positions. Grundfos was brought on board and worked in close partnership with the
consultant to ensure most efficient and adequately sized pumps selected for the application. A basement plant room was installed for water storage with all tanks supplied by Tricel. As part of the water services a water softening system and purification plant were also installed and supplied by Environmental Services Ireland. The third plant room consisted of a combined heating and power unit that was installed as the primary energy source with the boiler back up. BUSY SITE Project Manager, Eamon, certainly had his hands full on this busy site. “We had a number of sub-contractors employed on the job,” says Eamon. “Heatec Mechanical Services fromWexford installed a lot of the distribution GB pipework and copper

systems throughout the corridors. Paul Devlin Mechanical Services from Newcastle, County Down built all the plant rooms and risers for us. They supplied 3D modelling, got it approved and then prefabricated the plant rooms offsite before breaking them down and transporting to site. They then built them up over the course of one week. This reduced a lot of the site works and avoided exclusion zones within the building to facilitate an onsite fabrication.” Gaffney Mechanical also employed DS Ventilation who looked after the supply and extract ventilation services within the building which required three heat recovery units and nine extract fans. Platinum Air Conditioning worked on the AC system which consisted of 20 AC splits over nine extract condensers that were all linked back in to a central controller provided by Daikin. Specialist Independent Building Services was the commissioning engineer and Environmental Services Ireland fulfilled the flushing and dosing operation. The complex nature of the project inevitably led to some challenges. There were a lot of services in the main plant room so Gaffney’s own BIM/Co-
ordination manager produced a 3D BIM model of this to ensure all the services fitted within the constraints of the structure. KEY CO-ORDINATION In the main build element the distribution of the services throughout the building and up the risers was quite challenging due to the size of the pipework and the small constraints of the risers. According to Eamon, the solution was to double- down on co-ordinating all the disciplines so there was no crossing of services and no clashes with building elements or future building elements. “The thorough co- ordination process that was put in place at the start of the project ensured all these issues were dealt with seamlessly.” “It was a great project to be involved with, and it is already quite an iconic landmark within the Ballymun area. It is also one of the first projects on this scale that we have completed with Walls Construction and as a result of our successful collaboration on this we are delighted to have secured a number of other high value contracts with them which are currently in progress.”

direct response to the increased use of wider delta T design methodologies in commercial buildings and district heating systems. Each module is designed to operate continuously at up to 40 °C delta T differential temperature rise across the module, maximising condensing operation. The Origen CPH unit (combined heat and power) is an independent power and heat generation unit. It allows the user to generate power for their building on site rather than purchasing power from the grid. The thermal energy generated in the process can be used for heating and/or domestic hot water (DHW) preparation. In power generation, Origen can achieve primary energy savings of over 25% compared to separate generation. The main element of a CHP unit is a fuel-fired four-stroke engine, which converts the combustion energy of the fuel to thermal and mechanical energy; the latter is then converted to electricity by a generator. The exhaust
gases are not discharged directly into the environment; they flow through a flue gas/heat exchanger where heat is extracted from them. The gas detection system by Duomo is recognised within the industry for providing a comprehensive range of low cost, high reliability gas detection for many applications. The GS300M model installed by Hevac is a wall or panel mounted microprocessor based gas detector control unit that can be configured to meet customer requirements. Exclusively available in Ireland from Hevac the Jeremias DW-ECO flue system is a twin-walled factory made stainless steel chimney system with inner liner in 304 (gas and oil in dry conditions) or inner liner in 316 (solid fuel, biomass and condensing applications) a 25mm rigid rock wool insulation and a 304 outer liner. PLANT ROOM AND DISTRIBUTION CENTRE
P aul Devlin Mechanical Services prefabricated and installed two plant rooms and distribution centre to the Aspen Student Accommodation site for Gaffney Mechanical Services. The County Down firm collaborated with NI Mechanical to create the 3D modelling and setting out of the distribution centre. Once the drawings were approved Paul Devlin Mechanical Services prefabricated the structures in their own warehouse facility before transporting and installing onsite. Prefabricating plant rooms offsite has many advantages, says Paul Devlin, Managing Director at Paul Devlin Mechanical Services. “Our warehouse is properly set up for the prefabrication process so there is better materials organisation and work is completed to a higher manufactured finish. H eatec Mechanical Services installed the low-pressure hot water district heating system and domestic water services to the 362-bed student accommodation at the landmark Aspen Student Accommodation development. The mixed-use scheme, located just off Ballymun main street, within a mile of Dublin City University, encompasses a separate Lidl store, customer car park, with additional office space as well as two linked blocks of retail and student accommodation. Heatec Mechanical Services’ installation included water services in the clusters to the bedroom ensuites and the heating systems to all bedrooms.
