“We’re open from 7 a.m. to 6 p.m. so parents can go to work or do what they need to do during the day without having to worry,” said David O’Brien, owner. “We provide care for children as young as 6 weeks old, and all the way through Pre-K. We put a cap, gown, tassel on them, do a big graduation, make Mom cry, and send them on their way to kindergarten.” O’Brien has 25 years of experience working with children and has been a part of the Goddard School franchise, comprising more than 570 Goddard schools in 38 states, since 2005. Goddard Schools’ highly educated teachers create customized learning plans designed specifically for each child’s development, and empower children to learn authentically through play. A science, technology, engineering, art and math (STEAM) concept fosters social and emotional growth. Goddard School offers classes for each stage of development — including an Infant class and a “First Steps” class as little ones

begin to develop gross motor skills; Toddler, Preschool and Pre-K classes; and even Junior Kindergarten and Private Kindergarten classrooms to prepare children of all ages for full-day school. St. John Properties is host to three Goddard School locations, with the others located in Annapolis Technology Park and Cromwell Center. The Greenleigh facility began as a 13,000-square-foot “empty shell.” O’Brien worked closely with St. John’s in-house space planning, interior design and construction teams to create an inviting and functional school atmosphere. In addition to classrooms, Goddard School in Greenleigh is equipped with two small

offices, a full-sized kitchen and an 850-square-foot indoor gymnasium. The facility also has an outdoor recreation area for daily use, weather permitting. “St. John Properties is a one-stop shop. There were no third party vendors used to get this business open, other than our furniture suppliers,” O’Brien said. One of the biggest factors that sets the staff at St. John Properties apart from the rest is their customer service — a sentiment O’Brien expressed often. “Their people, it didn’t matter who we dealt with, they were always happy, upbeat and helpful,” O’Brien stated. “You could tell they really enjoyed where they work.”

B abyFe LLC is a Spanish immersion bilingual learning center in Bowie, Maryland. The facility’s four classrooms — Infants, Cruisers, Juniors and Pre-K — are composed of children 6 weeks to 5 years old, and the classrooms are either semi- or fully immersed in Spanish.

The three younger classes are taught entirely in Spanish, while the Pre-K classroom encourages kindergarten readiness by weaving English back into the curriculum. “We know that most of our kids will end up in an English elementary school and we want to introduce them to English literacy,” Michele Coggins, owner and chief marketing officer, said. “The goal is that the children at BabyFe leave with as much fluency in Spanish as they do in English.” Coggins had the idea for BabyFe when searching for bilingual child care for her own two daughters. She couldn’t find anything in Prince George’s County, but she wanted her daughters to be bilingual. Coggins, a teacher herself, signed a lease at St. John Properties’ Melford Town Center in January 2021. On November 15 of the same year, BabyFe opened to the public. No longer a blueprint, BabyFe’s 5,040 square feet is separated into four classrooms, an office, a lobby, a break room, and a kitchenette to warm and serve the locally catered meals provided for the children. The learning center also features a state-of- the-art outdoor playground.

Parents have the opportunity to witness their child’s language development firsthand. Every few months, BabyFe hosts parent-teacher conferences where they’re able to track their child’s growth in motor, personal, social and problem-solving skills as well as other areas of development. BabyFe also fosters a cohesive learning environment based on the center’s monthly theme, during which each class learns a new nursery rhyme. In January, the theme was All About Me, Coggins said, and children learned about the body and family through the song: “Head, Shoulders, Knees and Toes.” In February, themes of Love and Friendship filled the halls and classes learned the song “I Love You.” In March, Things That Go featured “Wheels on the Bus.” “Every classroom is singing that song throughout the month and it unifies us as a center. We’ll learn the vocabulary and do activities around it, so it becomes a centerpiece for the learning that takes place,” Coggins said. “It’s a way to bring

us together. It’s also a way for siblings to share in each other’s learning.” With four lead teachers, five assistants, and supporting staff, the majority of BabyFe speaks fluent or proficient Spanish. To ease any uncertainties that staff had about speaking Spanish to a room filled with English-speaking infants and toddlers, Coggins played a video of a French primary lesson and asked what they could understand at the end. “There was a good amount of it picked up because of words that were cognates (words in two or more languages that share a similar meaning, spelling and pronunciation), there were gestures and pictures used, and even though [the teacher] never broke from French, we were able to pick up what she was talking about,” Coggins said. “The more you do that and continue that routine every day, eventually, just like with an infant, they’ll start using one word and start putting a couple words together.” Coggins said she’s looking forward to working with St. John Properties and cites their expansive and effective team for a seamless working relationship. “You’re not dealing with a mom-and-pop shop, they’re a big company, and somebody is going to be able to help you.”

The facilities range from about 5,000 to 6,000 square feet, and the space is used as a mix of one-on-one treatment rooms and larger rooms used as flex spaces with individual workspaces and a social environment. The company has been at their Milwaukee locations, in Franklin and Brookfield, for nearly a decade. Yelsey recalled the St. John Properties team was vital to get the facility up and running. “They completed the build out for us at the east Madison location,” he explained. “St. John was deeply involved to the extent we needed help getting through some permitting issues with the city and they were instrumental in that.”

Caravel Autism Health, an autism services provider spanning six states and 55 locations, places richer connections between loved ones at the forefront while using one-on-one Applied Behavioral Analysis (ABA) therapy — considered the gold-standard treatment for children living with ASD or other developmental conditions. “Our centers are structured mostly for kids who are younger because the earlier we can intervene and provide this therapy, the more effective it is,” said Josh Yelsey, chief growth officer. “We also provide family planning services and have incorporated some speech and ancillary services into what we do, [and offer] family counseling.” Caravel Autism Health also tracks progress and milestones across a wider net of data to help predict better modes of care for

every child. “We have tools that can tell us in real time if a child or client is progressing at an expected rate and helps us manage if we need to change some of the programs or if we can keep on the current track,” explained Yelsey. Anything from fine or gross motor skills, to cognitive skills, to creative problem-solving, “to even developing toward being able to say ‘Mom’ or ‘Dad,’ for kids that are nonverbal,” said Yelsey. “We provide a very essential service for a very underserved community and what we’re doing immensely helps the families that we can affect. Our mission is to change the lives for the better obviously, of those families and help as many as we can.”

Verbal Beginnings’ Millersville location houses about 50 employees serving nearly 36 children each day. “That’s a lot of coming, going, chatting, laughing, learning, activities and planning. We love the noise and love seeing so many faces come through our doors each day, yet we couldn’t pull this off without the constant dedication of our incredible staff,” Wolf said. “That includes our therapists, clinical supervisors, program coordinators, admin and support staff, and more. We all have different parts to play, just like our facility has so many different spaces to support our overall goal of changing lives.” The space is divided into one-on-one treatment rooms and a spacious break room for the staff, as well as various spaces to foster social connection. “Our centers play a vital role in helping us create the kind of

happy, fun, and socially engaging environment we need for our work with children diagnosed with ASD but also in helping us create a positive culture for our staff to grow, thrive and collaborate,” said Chappell. “Our goal from the very beginning was to create a physical context for ABA services that would accelerate the outcomes we’re seeking instead of being a hindrance. I think we’ve been able to maintain this philosophy throughout our growth and having great partners along the way has been absolutely essential.” I-97 Business Park is situated directly beside the protected trails and fishing sites at Severn Run Natural Environment Area — a location that was ideal for Verbal Beginnings. “Since we provide services to children, a quiet, secluded area close to nature is exactly what we needed,” Wolf explained. The St. John Properties team worked with Verbal Beginnings to convert a flex building to a special needs space for children, complete with an outdoor playground. “They were with us every step of the way,” Chappell explained. “St. John also delivers high-quality buildings and consistent property management that supports our specialized tenant needs.”

Their specialized services include feeding therapy, social skills, self-help skills, behavior management, school consultations, diagnostic services, center and home therapy, and after-school and summer programs focused on developing social skills. “Ultimately, we’re here to make a difference and give every child a chance,” said Diana Wolf, who serves as co-CEO of Verbal Beginnings along with Nick Chappell, both of whom are board-certified behavior analysts. “Our philosophy of changing lives and commitment to our core values has been the driving force that has allowed us to make an impact for over a decade.
