Chelsea Barracks. Super prime luxury.

Chelsea Barracks is one of the most luxurious residential projects in the UK. It sits on the historic 13-acre London site where the British Army Barracks were built between 1860 and 1862. Space without compromise When complete, the site will feature: up to 448 residential spaces (123 affordable units); leisure facilities; medical centre; community centre and children’s play space; convenience shops; and five-acres of public squares, streets, and gardens. Our challenge was to maximise the internal spaces of the luxury residential units without compromising their impeccably high-level of service. Furthermore, the development dictated strict parameter plans for the building’s heights and mass. Maximised potential Our solution took advantage of sharp MEP designs – delivering solutions that would fit within very confined service voids. We maximised potential ceiling heights to allow for our client’s vision of luxury, with a high specification of service and finish. We also developed robust methods for maintaining and cleaning the large complex façades and penthouse setbacks. We worked in close collaboration with both architects and interior designers – not only learning from their specialist skills, but also sharing our own extensive experience working on luxury residential projects.

Aloft London ExCeL is a select-service hotel that provides a refreshing alternative for guests. This four-star hotel comprises 10 storeys, 250 beds, bars, restaurants and leisure facilities, and is located at the main entrance to the newly extended ExCeL International Aloft London ExCel hotel. Fresh thinking for unique design. The biggest challenge presented itself in the shape of the building, which forms a wave (or ‘serpentine’) with a convex central spine flanked by two concave wings. As a result, there are no long, straight routes to follow for building services. We overcame this issue by using horizontal, as well as vertical distribution. Close collaboration As the first Aloft hotel in the UK, we also needed to adapt the hotel operator’s brief and align it to UK standards and building regulations. We managed to achieve this by closely working with the client and going through a series of brief interrogation meetings, where each point was reviewed. If deviations were required, we succeeded in finding an agreement. Thanks to energy saving measures included in the design and execution of the works, the building obtained a BREEAM Excellent rating. The overall result is an innovative, modern hotel with an excellent energy rating, in which guests feel comfortable and well taken care of. Convention Centre. Innovative solution

Take the traditional London garden square, interpret it for a modern skyscraper, and you have London’s Manhattan Loft Gardens. Inspired by the creativity and tech spirit of Stratford City, this double-cantilevered skyscraper sits adjacent to Westfield Stratford City and across from Stratford International Station. Sky-high numbers The Manhattan Loft Gardens’ numbers are just as impressive as the unique design: 42 storeys; a triple-height entrance lobby; a 146-room design hotel on the first seven storeys, one gym, two restaurants; 248 private apartments, lofts and penthouses; and three sky gardens. The aims of the project are very simple and human: to promote social interaction and reflect the area’s diversity – as well as ensure people are always as close as possible to an outdoor space. Flexible strategy A key part of the project was about designing whole-building solutions and considering both the interface and separation between the hotel and residential systems – in design and operation. We supported a flexible design and procurement strategy throughout the project. This allowed us to inform final decisions as late as possible, but also maintain site progress. We brought our extensive experience in hotel, residential, and high- rise projects to this fantastic development. Working with the other designers to deliver coordinated solutions, we provided clear strategies and designs that allowed maximum residential sales values for the client – and ensured a feel-good building to be proud of. The Riverwalk luxury development takes its inspiration from the undulating river Thames that it overlooks. It comprises 116 apartments in one seven-storey and another seventeen-storey tower. Linked at ground level with a basement carpark, these buildings also include riverfront retail spaces. Space creation Our client acquired the building from Derwent London at the post- planning stage. The overarching key challenge was to maximise value for the scheme by increasing the sellable space along with improving the availability of parking on the site. Following our initial review of the scheme, we reworked the heating solution and under-floor services. Our new designs enabled an increase in the apartment floor-to-ceiling heights and the creation of an additional pop-up at penthouse level. Hitting targets We worked closely with the architect and interior-design team to ensure the engineering services could be delivered for the luxury residential development, while staying true to the vision of large open- plan living spaces. We also helped the architect realise an ambitious vision for the exterior of the development. The challenge was to deliver a high-quality curved façade with generous glazing – while still achieving the energy-efficiency and acoustic-performance targets. Riverwalk. London’s ExCeL Exhibition Centre in Royal Victoria Docks has been built on reclaimed land with no available on-site infrastructure. The 200-acre site has been developed to provide more than 200,000 square metres of exhibition space, hotels, residential and other ExCeL Exhibition Centre. Showcasing regeneration. Our work on the project required solutions for the 90,000 square metres of exhibition space, undercroft parking, and associated energy centre. The energy strategy we developed involves a combination of new site infrastructure from the private supply utilities, plus on- site trigeneration facilities including combined heat and power and absorption refrigeration plant. Back for more We are also appointed on Phase 2 of the project, which includes extended exhibition facilities and a five-star hotel. The building, designed by Grimshaw Architects, increases the event space by 50 percent and includes a 5,000 seated convention centre. We extended the heating, cooling, power and specialist ELV systems to create a single building installation with primary supplies derived from the nearby energy centre. Ventilation is provided to the exhibition halls via high level units in the 80-metre roof truss spans. support facilities. Energy efficiency

Since 1999 we have enjoyed a strong relationship with Primark, which started with a batch of store refurbishment projects in Basildon, Stevenage, Taunton and Barnstable. The designs involved the refurbishment and remodelling of existing retail spaces and would typically include the formation of new lifts, escalators and shop fronts and internal fit-out complete with new engineering systems. Extending our expertise This type of work continued for a number of years and we soon established ourselves as Primark’s principal M&E consultant. As more stores were completed in the UK, we also worked on a number of projects in Ireland including the refurbishment of Primark’s ‘first store’ on St Mary’s Street, Dublin and a major new store in Belfast. In 2004 Primark set up a new Store Development team tasked with overseeing an ambitious expansion plan, which included the take-over of Littlewoods. The ‘flagship store’ emerged and we completed these refurbishments in Edinburgh, Birmingham, Manchester, Newcastle, and Bristol culminating in a new store opening at the Marble Arch end of Oxford Street, London in 2007. Winning formula In late 2010 we began work on the complete refurbishment and extension of Primark largest store in Manchester occupying more than 150,000 square foot. The Primark brand had now established a winning formula, and we are proud to have played a vital role in helping to create the high quality in-store environments it required. Primark UK retail. Primark has its UK head office in Reading. Previously, the HQ was housed in the same building as its retail store; however, when the store moved to a different location, the company had the opportunity to transform the old building into a contemporary new workplace... all while remaining fully operational. Bright new space The plans were for a new three-storey atrium and lift core to brighten up the whole space, as well as contemporary flexible office spaces and ancillary accommodation. A new restaurant, gym, auditorium, and other functional areas add to the space. At the start of the project, we were able to visit Primark’s newest office in Dublin in order to understand what was important to the key stakeholders and what could be optimised in their UK HQ. Phased works The new atrium links the restaurant space to the building’s floors in order to create a centralised space with atmosphere and ‘buzz’. In response to this, we carefully considered the ventilation systems and all the services were exposed in carefully designed arrangements to create variety and visual interest in the space. We worked hand-in- hand with Primark while the works were carried out in four phases. New riser routes were carefully planned to support the phasing of the work, and helped to ensure the building remained fully functional throughout the process. Primark UK HQ. As one of the city’s main railway and underground stations, London Waterloo is the epicentre of thousands of commuter and tourist journeys. The transformation of its commercial offering involved creating more than 20 new retail spaces. Live location Not only did the project have a strict deadline of the shop units being operational before the start of the London 2012 Olympics, the works also needed to be completed in a live and fully operational station. The services infrastructure therefore had to be routed through live offices sitting above the new units and via basement storage and retail. The development involved extensive surveys of existing systems and infrastructure, both to inform the design solutions and establish routes for main infrastructure. Office floor services also had to be diverted to enable new risers to be formed; as part of this process, existing performance was validated to ensure systems were passed back to tenants without any issues. Roof restrictions An interesting challenge also came from positioning new heat rejection plant on the roof of the station. Restrictions on crane positions and road closures meant we had to craft a workable solution. The result of this was to have plant positioned by helicopter during a tight one-hour time slot. Imperial West. Enabling manufacture and assembly.

Block F at Imperial College’s White city campus is a 35-story residential development. Housing 192 apartments, it also features A3 retail space at ground level. Improving efficiencies Prior to commencing work on the Block F detailed design, we proposed to Crown House Technologies (CHT) that we could work together in order to develop the RIBA stage 4A design for an off-site manufacture and assembly process. It was agreed that a collaborative approach would dramatically reduce the requirement for any re-working of the MEP services design. This meant a reduction in both the time and resource required by CHT’s installation drawing production team. Proactive communication During the RIBA stage 4A design process, we held regular meetings to discuss the arrangement of the engineering services within pre-fabricated frames. Further to this, we also explored how the engineering services and access arrangements to bathroom pods needed to be configured in order to enable the desired sequence of the works on site. The process was a resounding success and achieved the project objectives in terms of designing for DFMA. Even better? This approach had the added benefit of informing the architectural and structural design to such an extent that there were minimal (if any) services clashes to resolve during installation stage.
