In 2013, Essentia Trading Limited was launched as a wholly owned subsidiary of Guy’s and St Thomas’ NHS Foundation Trust. The company has over 80 consultants across London, Oxfordshire and East Anglia. We help clients to transform their built environment to meet both short and long-term objectives. We offer an integrated team covering property consultancy, health care planning, capital development, sustainability and technology. In line with client needs, we are now seeking to expand the development and asset management capabilities delivered by the team to ensure appropriate support is accessible and deliverable to clients through appointment at both senior and associate levels. The roles that we are recruiting for will support business development, generate high quality client facing advice and provide mentorship for the graduates within the team.

2018/19 has been a successful and progressive year for the Property team at ETL. We started 4 years ago with all our clients coming from the NHS, but over time, we have purposely diversified into wider sectors to expand and broaden our client base. We are now working across the private and public sectors, providing asset management, development, valuation, agency and strategic estates reviews to maximise the long-term value and operational efficiency of our client’s property portfolios. We work across a diverse range of clients including the MoD, Central Government, local authorities, charities, education and several private sector organisations. The property team is a young, sociable, dynamic and expanding team with a range of professional skills that enable us to deliver a full range of estates support and strategy work.

Barts had the opportunity to evaluate and rationalise its estate and identify the sites that were no longer needed or used. The disposal of unused property offered Barts the possibility of a meaningful financial return to invest in their new Cardio Centre.


Our team maximised profit for Barts by de-risking the site through detailed negotiations with Tower Hamlets, co-ordinating comprehensive site-specific surveys and managing a highly competitive disposal process.

We supported the client in the following areas: • Business case support • Planning; including pre-application meetings • Options appraisal and Results

Through competitive bidding, the site was successfully sold to a national developer for £50m, on an unconditional basis, which far exceeded the Trust’s expectations.

The transaction was completed quickly and efficiently considering the size and profile of the site with a successful outcome, achieving one of the highest recorded unconditional sales within the NHS.

In the current climate of cost-saving and rationalisation within the public-sector, the Ministry of Defence (MoD) are re-thinking their estate strategy.

The MoD has planned to rationalise its estate, enabling the investment of £4bn over 10 years and develop a fit-for-purpose estate to support the modern Armed Forces. The DIO identified the site in Caterham as surplus to requirement and were seeking advise on the potential disposal values.


Essentia, working closely with Ingleton Wood (IW), undertook serval development appraisals to illustrate the potential benefits of de-risking the site. The most influential risks to the potential values on the site were identified as:


• Ecology (opposite Coulsdon Common) • Highways (access was a potential issue) A report of our initial findings was produced and reviewed with DIO, advising on ways in which these risks could be mitigated.

As a result of this advice the DIO then instructed Essentia and IW to complete a pre-application meeting with the council and procured 10 site surveys including ecology and highways.

The development appraisals were updated to reflect the findings of these reports and the pre-application feedback form the council.


The DIO were presented with a full report illustrating the initial findings and how this guided the subsequent work undertaken. Along with the final values based on the new information. Our report also illustrated the risks of changes in market conditions. The report demonstrated the impact on value of undertaking these works and presented a comprehensive document which the DIO were able to use to take the site to market.

SLaM instructed Essentia Trading (ETL) to provide the following services: • Development appraisals of six sites to determine potential value upon disposal with and without the benefit of planning permission including sensitivity analysis • Market valuation of one site under offer to a developer to confirm the Trust were obtaining best value.


This project required an understanding of the local commercial and residential markets including market comparable for land, residential and alternative uses, local planning policy requirements and potential including mix of tenures and construction costs and timescales for the area.


Our in-house quantity surveyors ensured we had access to up to date constructions costs and a strong understanding of development timescales as well as the ability to price any abnormal costs. For example, one site was in an area of high flood probability, we needed expertise to understand the impact on development potential and costs.

Essentia presented the information in summary reports for each site including a planning report outlining the opportunities and constraints on redevelopment. This format provided the senior members at the Trust with a quick informative summary.

Annual Report on Widening Participation and Outreach (WP&O) | 2013–14 FEASIBILITY STUDY SURREY HEATH BOROUGH COUNCIL Case Studies


Due to the ever-changing needs of our communities’ local authorities are having to rethink their approach to real estate and ensure property assets are maximised. The need for housing and fit-for-purpose public services that can deal with an evolving demographic environment and an aging population is driving local authorities and other public bodies to consider diversifying and consolidating their estate. Surrey Heath Borough Council (SHBC) took a proactive approach to six sites across the borough identified as providing potential for comprehensive development.


Essentia were instructed by SHBC to provide comprehensive feasibility studies for all six redevelopment sites to test the boundaries of traditional development, capitalise on the site parameters and extract maximum value whilst ensuring the re-provision of vital local community services.


Based on a high-level analysis of the site constraints and planning objectives, we worked collaboratively with architects and SHBC to consider and develop: • Analysis of the site’s constraints • Review of local planning policy to understand the development potential • Review of local demand to maximise the value • Produced a range of development schemes illustrating height, scale and massing opportunities to optimise the development capacity and generate the most financially advantageous alternative uses. This was balanced against SHBC’s community re-provision requirements and the need for infrastructure and amenity • Concept designs encompassing RIBA Stages 1-2 developing the initial feasibility study • Appraised each development option, including maximising value and income from the site with recommendations on the viability and deliverability of each site • Further financial viability modelling for each option was undertaken to understand the sensitivities and financial implications of the various options being considered • Outlined financial delivery models to enable freehold retention and income revenue generation, including the merits of a capital receipt versus ongoing property revenue generation. This information was incorporated into a business case with recommendations on the viability and deliverability of each sites. 10

Our detailed report provides an explanation of our methodology and assumptions, analysis of the schemes and their likely outcomes alongside potential values, as well as risk and opportunities supported by a project timeline. These scenarios were then weighted to reflect their likelihood of deliverability.

Following the report’s submission, we undertook formal presentations to the Council Officers and elected Members completion creating an opportunity for the Council to raise any queries in an open forum.

Through our work, SHBC now understands development options for their sites and are able to identify the most advantageous development solution. We are working with the Borough on the next phases of site delivery.
