ANSDALE PA — A joint-venture partner- ship of Advance Realty and The Davis Companies announced that it has acquired 2750 Morris Rd., a 675,000 s/f high-tech assembly and warehouse facility located in MontgomeryCounty, Lansdale. 2750Morris Rd. is comprised of approximately 570,000 s/f of climate-controlled technol- ogy, assembly, warehouse, and production space and 105,000 s/f of two-story office space. KUTZTOWN/COATES- VILLE, PA — Nassimi Re- alty LLC has completed the purchase of two additional shopping centers in the greater Philadelphia market. The com- pany has acquired Weis Plaza in Kutztown, PA and Airport
Village in Coatesville, PA from Phillips Edison & Company of Cincinnati, OH. Terms of the sale were not disclosed. Weis Plaza is an 115,000 s/f neighborhood center located at 15260 Kutztown Rd. in Kutz- town. It is within walking dis- tance of KutztownUniversity. A 24-hour Weis supermarket and a Dollar General store anchor the center. Built in 1975, Weis Plaza is currently more than 80% occupied. Or think about gaso- line that gets pumped into your car. Both are liquids that emit organic vapors. The vanilla is not only edible but it arouses pleasant memories, thoughts and feelings. Gasoline, on the other hand, is a mixture of various organic chemicals (chiefly benzene, toluene, eth- ylbenzene, and xylene). The gasoline constituents are toxic and potentially carcinogenic (especially benzene). Vapor exists wherever there is air, including in the soil. The spaces between soil particles are filled with air, unless those spaces are occupied by water. Soil-air moves, following the path of least resistance. In this fashion soil-air can enter

Accordingly environmental regulators in every state are now alert for potential threats and damage from vapor intrusion. When does ESA look for vapor intrusion? Specific situations and regu- latory guidelines trigger vapor intrusion investigations. The following seven triggers are taken directly from the New
Jersey Department of Envi- ronmental Protection (NJDEP) Vapor Intrusion Technical Guidance manual. 1. Ground water exceedance of the Ground Water Screen- ing Levels using investigation trigger distances. (That is, if ground water concentrations are impacted we need to deter- mine the relative proximity of adjacent structures.) 2. The 107,220 s/f supermarket an- chored shopping center, built in 2003, is situated on 21.54 acres located at 509-543 Berlin Cross Keys Rd. in Sicklerville, NJ, part of the greater Phila- delphia metro area. IMERICK, PA — Mar- cus & Millichap , a commercial real estate investment services firm with offices throughout the United States and Canada, announced the sale of Giant Gas Station, a 1,000 s/f net-leased property located in Limerick, according to Brenton Baskin , regional manager of the firm’s Philadel- phia office. The asset sold for $1.6 million. Matthew Gorman and Mi- chael Shover , investment spe- cialists in Marcus &Millichap’s Philadelphia office, had the listing to market the property on behalf of the seller, a limited liability company. ERNDON, VA — Pe- terson Companies and Brandywine Realty Trust announced the formation of a 50/50 joint venture to develop a 300,000 s/f mixed-use town center development in Herndon. Peterson will be the lead developer for the retail and entertainment components that will serve as an ame- nity base for Brandywine Realty Trust’s existing 1.86 million s/f of office buildings and the surrounding commu- nity. Brandywine originally purchased the land in 2012. The joint venture will seek a rezoning of the property and anticipates commencement of the development in 2016. “This is arguably one of the best mixed-use development opportunities in the Northern Virginia market and it is ex- actly the type of project that we excel at creating,” said Taylor Chess , president of Retail for Peterson Compa- nies. “The new retail, dining and entertainment offerings will also provide an attrac- tive amenity base for the thousands of employees and residents in the surrounding office parks and neighbor- hoods.” The development is envi- sioned as a mixed-use town center that, at completion, will feature residential units perched above high-quality retail and restaurants, en- tertainment uses which could include a multi-screen movie theater or other types of des- tination entertainment and high-end amenities including a lifestyle fitness center. Pe- destrian friendly streets, out- door seating and year-round events and programming will create a true sense of place.
