In the heart of Dallas, a city known for its gleaming skyscrapers and vibrant culture, a silent crisis is unfolding. Thousands of families are grappling with the harsh reality of unaffordable housing, teetering on the brink of displacement. Amid this growing concern, a beacon of hope has emerged—the Dallas Housing Coalition. This coalition isn't just a group of organizations; it's a movement fueled by passion, unity, and an unwavering commitment to ensure that every Dallas resident has a place to call home.

"Our city is facing a significant shortage of affordable housing units, and it's impacting families every day," says Bryan Tony, Organizer of the Dallas Housing Coalition. "We knew that by uniting our efforts, we could make a real difference."

Dallas, like many booming metropolitan areas, is experiencing a housing crisis that threatens the very fabric of its communities. Reports indicate a staggering deficit of at least 33,600 affordable rental units for families earning less than half of the median income. On the homeownership front, there's a shortfall of over 16,000 units.

These aren't just statistics; they're stories of families struggling to make ends meet, of parents choosing between rent and groceries, of children without a stable place to grow and thrive. "As we've heard more people being affected by the lack of housing, it became clear that a coalition would be really helpful," Bryan reflects. "We wanted to bring together organizations who are concerned about the issue and who see the impact it's having on Dallas's residents’ day to day." The Birth of a Movement Officially launched in June 2023, the Dallas Housing Coalition has grown exponentially, from 60 initial members to over 240 organizations today. This diverse group includes developers, faith-based institutions, educational organizations, neighborhood groups, and passionate individuals—all united by a common goal.

One of the coalition's early triumphs was its pivotal role in securing bond funding for attainable housing initiatives in Dallas, a measure that passed in May 2024. This achievement wasn't just about numbers; it was about people, partnerships, and the power of collective action.

At the forefront of this movement is Ashley Brundage, CEO of Habitat for Humanity and Board Chair for the Dallas Housing Coalition. With a mission deeply rooted in building homes, communities, and hope, Habitat for Humanity plays a crucial role in addressing the housing crisis. "The Dallas Housing Coalition did a lot of advocating to get the city of Dallas to invest in affordable housing through bond dollars this year," Ashley explains. "That work will help affordable housing developers like Dallas Habitat because the only way for us to be able to truly build affordable housing is by accessing some sort of subsidy." For many families, owning a home remains a distant dream. Habitat for Humanity seeks to turn that dream into reality. "We're excited to be able to apply to the city of Dallas to try and access some of that bond funding," she shares. "It will allow us to build more homes for families who need them the most." Inner City Community Development: Revitalizing Neighborhoods Billy Lane, Executive Director for InnerCity Community Development Corporation (ICDC), brings another vital perspective to the coalition. "The bond funding is essential because we are a nonprofit community development corporation, which means we have to raise money to get the type of funding that allows us to build affordable homes," he says. "Given the cost of land and construction, subsidies are required to keep those units affordable." One of the most remarkable aspects of the Dallas Housing Coalition is its ability to unite diverse stakeholders. For-profit and nonprofit developers, often seen as competitors, are collaborating to address the housing crisis. "It was good that the city saw we were aligned," Billy remarks. "You had an alignment between for-profit and nonprofit developers who were aiming to increase the supply of affordable homes." Ashley adds, "There's not been any organized effort around affordable housing advocacy in the city of Dallas. The formation and growth that we've seen in our coalition is a real success story." This unity sends a powerful message: solving the housing crisis requires collective action, transcending traditional boundaries and working together for the greater good.

Understanding that real change begins at the grassroots level, the coalition places immense emphasis on community engagement. They organized a series of town hall-style talks around the bond campaign and the comprehensive land use initiative called ForwardDallas. "It gives residents—renters and homeowners—the opportunity to better understand the issues so they themselves can be a part of advocating for their neighborhoods," Billy shares. "An organization like ours partnering with the Housing Coalition brings the conversation closer to the communities we serve." Ashley underscores the impact of mobilizing community members. "We've been able to activate our members to show up at City Hall for advocacy alerts, host rallies during the bond process," she says. "Those are huge success stories because this type of organizing just doesn't happen that often in Dallas."

Overcoming Challenges with Tenacity

The path to progress is rarely smooth, and the coalition has faced its share of obstacles. Building political support, addressing mistrust in local government, and navigating leadership changes are ongoing challenges. "At the beginning, it was about explaining why this is a worthy return on investment for the city," Bryan acknowledges. "We do want to be an accountability force and help lead to a more transparent government."

Despite these hurdles, the coalition remains steadfast. "We're continuing to fundraise and grow our membership as much as possible to make ourselves sustainable and keep housing at the forefront of people's minds," Bryan affirms.

A Commitment to Inclusion

In today's digital age, technology is a powerful tool for advocacy. The coalition leverages social media, digital marketing platforms, and online tools to spread their message and mobilize support. "We have a digital marketing platform and a social media scheduler," Bryan explains. "We also used a tool called Action Network where people can write emails to the city council with a template and do that in a few short clicks." By embracing technology, the coalition amplifies its reach, engaging more people in the fight for affordable housing. Bryan adds, "We try to produce all of our content in English and Spanish. Our steering committee is made up of community representatives like Billy, who are grounded in their neighborhoods and have a direct line to the residents." Embracing Technology for Greater Impact Diversity and inclusion aren't just buzzwords for the Dallas Housing Coalition; they're integral to its mission. The coalition strives to represent all communities across Dallas, ensuring that every voice is heard. "We make a concerted effort to do outreach to neighborhood associations and community groups that represent all the communities across the city," Ashley states. "We have to have that representation to achieve our goals."

Looking Toward a Brighter Future The coalition is gearing up for several significant initiatives, including a housing summit planned for

November and active involvement in ForwardDallas , a comprehensive land use plan. "I'm really excited about our upcoming summit," Ashley shares with palpable enthusiasm. "I think that is going to be a pivotal event in our growth as a coalition. I look forward to seeing who shows up and what happens after that." Billy emphasizes the importance of ForwardDallas . "Bryan has done an excellent job organizing us to advocate and educate council people and constituents on the various merits of the plan that impacts affordable housing," he says.

Ashley emphasizes the power of collective action. "Just seeing the membership growth and the activity that has happened from the coalition members is a huge success story," she says. "We work a little differently in Dallas, and this type of organizing doesn't happen that often." "Organize as early as possible and get people on board with the cause," Bryan advises.

Christine Ho’s journey into the realm of design was anything but conventional. "I've been working in the construction industry since 2014," she reflects, a hint of nostalgia coloring her voice. It all began with a personal project—designing her own custom home. This endeavor was a catalyst, propelling her into a world where her innate talent could flourish. "The creation of the company started after I designed my own custom home," Christine recounts. The home wasn't merely a personal milestone; it became a beacon that attracted the attention of industry professionals. "I was approached by the architect of the home to photograph it, and then ended up with a plethora of press. We ended up on a home tour, got a cover of a magazine, a series of magazines internationally." This unexpected acclaim was a testament to her natural affinity for design.

People began seeking her expertise, and as requests poured in, Christine recognized a calling. "From there, I was able to hire a team of experienced designers, a business coach, and was able to start Breathe Design."

A Vision Rooted in Collaboration

From its inception, Breathe Design Studio was built on a foundation of collaboration and a deep understanding of client needs. Christine's approach is both personal and profound. "Initially, I had a clear vision," she explains. "I've always been really drawn to a contemporary and modern aesthetic." But beyond the allure of sleek lines and minimalist elegance, Christine emphasizes the human element. "For me, it was very much driven by the spirit of collaboration and getting to know the client," she says earnestly. "Not just how it looks but also the functionality and getting to know them in terms of the way that they live."

This philosophy transforms each project into a narrative, a story woven from the threads of her clients' lives. "We are able to really capture their style and then be a guide for them," Christine adds. "That collaboration could be done from beginning to end, from the client to the collaboration with the general contractors and the various parties, to make sure that it was done very well." The Transformative Power of Detail One cannot discuss Breathe Design Studio without delving into Christine's meticulous attention to detail—a hallmark that sets her work apart. She recalls a poignant moment that encapsulates this ethos. "We once had a builder who, when he finally came on the final day to photograph, he actually was brought to tears," she recounts, her voice tinged with both pride and humility. "I was really surprised because,

he's usually not an emotional man." In a profession where stoicism often reigns, the builder's reaction was profound. "He said that in the 25 years of him doing this, he had never once imagined that his project could look like that." What elicited such a response? Christine believes it was the uncompromising dedication to perfection. "It's because of how detail-oriented we were," she explains. "Every single painting was placed within the inch of where it belonged. Every coffee table book, every mug, every candle. Every angle is controlled in terms of photography. Things are moved within the inch." This is not mere obsessiveness; it's an artistry that elevates the ordinary to the extraordinary. "That attention to detail just makes all the difference when it comes to marketing materials, when it comes to being able to get a project into a magazine," she notes. Christine is unabashed about this level of commitment. "Some might say it's a little bit excessive—that's what sets you apart," she acknowledges.

"I just really care. It matters to me beyond just a job. Even if nobody saw it, it's just how it would need to be." Setting a New Standard In an industry saturated with talent, Breathe Design Studio distinguishes itself not just through aesthetic excellence but through an unwavering dedication to client experience and partnership. This success is not incidental; it's the result of strategic thinking and an understanding of broader market dynamics. "We really think about your project from a photography standpoint," she explains. "How it's going to read to not only your buyer but also from a marketing perspective, from a social media perspective, from a website perspective." Such foresight benefits all stakeholders. "We will coordinate, and we will write the press release and include them in it," Christine says. "Part of the collaboration is bringing it to the final process, completion, and then sharing that work with our partners and the people who helped us execute." Building Relationships that Last At the core of Breathe Design Studio's philosophy is the cultivation of enduring relationships—be it with clients, builders, or tradespeople. "I think our reviews are strong," Christine mentions modestly. "We really get to know our clients and collaborate with them to get them exactly what they want. We really listen."

Listening, in Christine's view, is an art form. It's about more than just hearing words; it's about understanding aspirations and anxieties alike. "Recognizing that my role is really to be a guide," she says, "to listen to them and understand what it is that their vision is for this space and how to help them best utilize it." This respect extends to every individual involved in a project. "One of the things that we do is remember that our trades are actually people," she emphasizes. "We try to be as respectful as we can to them, as human beings, and recognize that they have a lot going on." The Atomic Ranch Project: A Testament to Excellence Perhaps no project better exemplifies Breathe Design Studio's capabilities than the ambitious Atomic Ranch Project House. "This project in particular was really a labor of love," Christine reflects. The scope was immense and exacting. "Every inch of that house was fair game to be photographed, and it was photographed over six issues," she explains. "We had to creatively come up with something different in every single room, on every wall, in every bathroom." This required an extraordinary level of planning and execution. The payoff was equally monumental. "By being able to accomplish that, to get so many images out of it across social media and on three different covers across two different magazines—it's been a labor of love, but it's one that's really paid off for us."

The project's success had ripple effects. "The builder got a lot of publicity and marketing," Christine shares. "He sold the house very quickly for much more than he has sold any of his other homes for." A Future of Thoughtful Growth Looking ahead, Christine envisions growth that is both strategic and mindful. "I think there's room to grow," she says thoughtfully. "I think slow and steady wins the race." Her aspirations include expanding into new sectors without compromising the integrity of her work. "I am interested in moving into the boutique hotel hospitality space," she reveals. "Our projects remind us of boutique hotels because of how unique different spaces are in the same home.”

But growth is not merely about scaling up; it's about deepening impact. "I want to make sure that we keep the quality control and that we don't start diluting the actual design itself and the level of detail and thoughtfulness," Christine asserts.

At every turn, Christine returns to the theme of collaboration—an intricate dance between vision, execution, and human connection. "We recognize that their jobs are really hard," she says of the general contractors and builders. "What we want to provide for them is stability through our documentation, so that we can make their lives as easy as possible."

Robbins Construction Group is charting a new course in the construction industry—one that prioritizes transparency, integrity, and lasting relationships over traditional practices. Founded in 2019 by industry veteran Derek Robbins, this Southeast-based construction firm is transforming the way clients experience building projects, one relationship at a time. A Dream Realized With 35 years of experience under his belt, Derek Robbins took a leap of faith when he founded Robbins Construction. "It's always been a dream and passion of mine to own and operate my own business," Derek reflects. Being in Charleston at the right market at the right time, he felt it was either "go ahead and do it or regret it forever." So, in 2018, he began planning, and by 2019, Robbins Construction was born. From the outset, Derek knew exactly where his expertise lay. "Initially, the type of projects that we wanted to track was large industrial warehouse manufacturing facilities," he explains. His extensive experience, particularly in design-build projects, provided a solid foundation. "I just had a lot of experience, especially on the design- build aspect of it. I had a great knowledge base of those type of projects and felt like that was where my value was at," he adds. Expansive Reach and Expertise

With project sizes ranging from $100,000 to $100 million, the company is equipped to handle a diverse array of construction needs. But what truly sets Robbins Construction apart is their commitment to doing construction differently. "We want to offer our clients a different experience of building a building or going through the construction experience," Derek emphasizes. He likens traditional construction experiences to buying a used car—something people know they have to do but dread. "We want to take out that fear and that dreading aspect of it," he says.

In an industry where clients often fear being taken advantage of, Robbins Construction strives to build trust through transparency. "There's just a negative connotation in the construction industry that construction professionals take advantage of their clients," Derek acknowledges. "We work on a factual base, and we're open book, transparent. We don't tell clients what they want to hear; we tell them the truth and just try to take out that negative aspect of it." Derek emphasizes. "The operations team is empowered to identify and address quality issues as they arise during the project. 'We believe in treating our subcontractors with the same respect we expect from our clients,' Derek notes. 'Once we receive payment from the owner, we promptly pay our subcontractors. This level of efficiency is not always standard in the industry, and many of our subcontractors have expressed that we manage this process better than others.'" Strategic Growth and Diversification Since its inception, Robbins Construction has achieved significant growth. "From day one, we wanted to grow, but not with a specific revenue target in mind," Derek reflects. "We wanted our growth to be strategic. In the sprawling landscapes of Fort Worth, Texas and its surrounding cities where the modern bustle meets the tranquility of open spaces, this residential builder is redefining what it means to build custom homes. Glendarroch Homes, founded by brothers Tim and Tom Bates, isn't just constructing houses; they're crafting dreams steeped in personal history, meticulous design, and a commitment to unparalleled quality.

A Name with a Legacy

The story of Glendarroch Homes begins far from the Texan plains. "Our parents were in the oil and gas industry," Tim Bates recalls. "That took us to live five years in Scotland and two years in Singapore before moving back to Houston." It was in Scotland where the seeds of their future enterprise were unknowingly planted. As children, the Bates brothers lived in a house that was more than just a residence; it was an experience. "We lived in this just absolutely beautiful place," Tim reminisces. "Instead of just being Bates Brothers Construction or something like that, we wanted to do something that actually means something to us, that represents what we're trying to accomplish," Tim explains.

Thus, Glendarroch Homes was born—a homage to a childhood home that symbolized grandeur, warmth, and endless possibility. Embracing the Art of Custom Building From the outset, Glendarroch Homes positioned itself distinctly in the market. "We've always wanted to get into custom home building," Tim states. "There's just so much more creativity. You get to display your gifts and your creativity and other skills , versus a tract home where it's just how quickly and how cheap can you build them." This passion for bespoke design is evident in the projects they undertake. Operating typically within the $1 million to $4 million range and building homes between 4,000 and 8,000 square feet, they focus on creating unique living spaces that reflect their clients' visions. "As a custom home builder, we can do anything," Tim says with enthusiasm. "That's the fun stuff—a basement that has a climbing wall integrated into it, or a full-wall aquarium, or a bunk bed that's suspended off the ceiling." Tim, who leads the design side of the business, cherishes the collaborative process with clients. "It's so fun taking their ideas, breathing them into life," he shares. "Letting them know, 'Hey, that's a really great idea, but if you do it that way, it's going to cost $80,000. If we did it a little bit different, we can get a very similar look for $40,000.' That kind of value engineering of getting the look that they want for a budget that works for them—I think that's one of the reasons why people hire us."

"We run our company a little bit differently than a lot of smaller homebuilding companies in our area," Tim notes. "After every house, we're taking stock of what worked well, what didn't work well, what were the design features that gave us heartburn," Tim explains.

"I think one reason clients choose us is because my brother and I are the two founders of the company, and we're actively involved in every stage of the process still," Tim points out. That's just the way it is in construction. "We've got almost 20 years now of data that go into every design. We're asking a bunch of questions to our clients that they may not have even thought to ask or even considered." "We can build the most beautiful custom homes, but yet we're still bidding out our jobs with different vendors to make sure that we're getting their best price. "We don't get their bill and sit on it for 30 days and then pay them. That's just one of the things that we've decided as a company—that we were going to pay our guys weekly so they want to work for us." Among their many projects, one stands out in particular—a stunning 8,200- square-foot English Tudor-style home in Viridian. "This client was very particular about what they wanted," Tim recalls. "The project turned out great. The relationship with the client is wonderful. The attention to detail, the molding, the fireplaces—it was just out of this world." The satisfaction was mutual. "They still tell us, 'Hey, if anybody ever wants to come see our house, just let us know—a potential client—we're happy to walk through,'" Tim shares. "There aren't very many people that are willing to open up their house at any time, but they certainly are." Growth Rooted in Values As for the future, Glendarroch Homes envisions growth, but not at the expense of their core values. "We would love to grow in size," Tim admits. "We're not trying to grow just for the sake of growth and get as big as we can and try and find someone to come buy us out." Quality of life and company culture take precedence. "We care so much, from top to bottom with everybody at our company, about quality of life, and we want people to enjoy working here," Tim emphasizes. "We want people to enjoy what they do when they're not working."

Reflecting on a time when work consumed his life, Tim is candid. "There was a time in my life where I was working from 7 in the morning until around 6. I would get off work, put my twins to bed, get back on my laptop at 8, and work from 8 until midnight or 1, five nights a week. It was just awful. I did that for almost five years. But you just get to a point where it's just not worth it to do that." Now, the focus is on balance and well- being. "We just care more about time with family, time together, more than just growing as fast as we can," he says. A Culture of Family At its heart, Glendarroch Homes is more than a business—it's a family. "The culture really does feel like a family at our company," Tim shares warmly.

"We know each other's kids, we do stuff together. It's really great, and we pride ourselves in the way that we care about our people."
