Commenting on the roadmap, Gordon Best, Regional Director MPANI says, “The Mineral Products sector in Northern Ireland are Mineral Products Association (MPA), has developed a supportive and committed to the Net Zero target and the transition to lower / zero carbon fuels. Most cement used in Northern Ireland is manufactured by the companies signed up to this roadmap. However, the concrete and cement industry as one sector alone cannot deliver net zero and we will only be able to go beyond net zero with concerted support fromGovernment, as well as with significant changes across the wider construction, energy and transportation sectors. “MPANI are working with Members and other stakeholders on the transition to lower / zero carbon through electrification, use of zero carbon fuels such as hydrogen, expanding the use of renewable energy for crushing, screening and manufacturing of materials. “Already a number of quarries in NI have multiple wind turbines on their sites thus greatly reducing their carbon footprint. The technology is developing and improving every year that could see zero carbon and fully automated extraction and manufacturing operations in the near future”. T: +44 (0)28 9082 4078 www.mpani.org

Barry, who completed the 60+mile run in just 11 hours, says, “Charities are facing huge fundraising challenges at the moment, so it is important that we continue to help in any way we can. The Children’s Cancer Unit provides vital specialist care and support to children and their families during the most difficult time of their lives.

“GBS Roofing had adopted The Children’s Cancer Unit as its charity for 2020 but the pandemic meant some of our fundraising events had to be postponed.” Barry’s fundraising smashed their target of £4,000 to provide the Unit with an interactive robot for the classroom. PAVING SOLUTIONS

AG (FORMERLY ACHESON + GLOVER) HAS BEEN TO THE FOREFRONT OF INNOVATION WITHIN THE SPECIALIST BUILDING SOLUTIONS FOR MORE THAN SIX DECADES...

LongStone – createdwith the designer eye inmind

Close joint finish means you need less grouting and have less weed growth

H eadquartered in Fivemiletown, AG designs, manufactures and sells a range of market-leading walling, paving and facing brick solutions throughout the UK and Ireland that are renowned for their aesthetics as much as their performance. Research and development (R&D) is a critical component in AG’s success over recent years and the family-owned company is justifiably proud of the many market-firsts it has introduced over the past 60 years. In addition to its in-house R&D team, AG also works in partnership with global leaders in segmental retaining wall design and engineering.

AG’s Long Stone has been created with the contemporary eye in mind. Perfect for public realm, commercial or domestic patios, paths and decorative featured areas, it was inspired by European design trends. Coming in four sizes and two bold colour blends (Fiammata and Frassino) this eye-catching porcelain-effect, smooth

Long Stone Fiammata beautiful and low maintenance paving

Kilgallon & Associates and Kilkenny City Engineers - AG proposed the use of Long Stone plank paving, mixing equal parts of the two colour blends, Frassino and Fiammata, to produce a seamless blend of paving tones. The project, which utilised 1,000m² of Long Stone paving created a new look for Patrick Street and offered longevity for years to come. Long Stone is produced using carefully selected granite aggregates and cement blends to create a product that not only looks beautiful but also will remain so after many years. “The LongStone range has been crafted us- ing the latest advances inmanufacturing and moulddesign.”

Frassino – an eye-catching porcelain-effect, smooth finished plank paving solution from the Long Stone range

finished plank paving solution is not only beautiful but boasts low maintenance thanks to its close joint finish, you need less grouting and have less weed growth. The Long Stone range has been crafted using the latest advances in manufacturing and mould design. It features straight lines with a straight edge detail and multiple lengths to create a distinctive ‘wooden floor’ effect when laid. Its close-jointed finish reduces trolley and wheel noise in a commercial setting and also reduces dirt and moss build-up. As well as being frost-resistant, it is ideal for pedestrian areas and has been designed to withstand light traffic. The two stunning colours are created using top mix multi-blending, with carefully selected fine granite aggregates and cement blends to create a

high contrast laying pattern which complements contemporary and minimalist design styles best. Plank paving - also known as linear paving - is a style of paving that uses long and thin paving slabs. Laid lengthways, plank paving gives the illusion of depth and can make a narrow area appear wider than it is. LONG STONE CASE STUDY Project: Patrick Street, Kilkenny Contractor: Brennan Bros Ltd. Kilkenny Architect: Kilgallon & Associates and Kilkenny City Engineers AG was commissioned by Brennan Bros for the provision of paving products for the rejuvenation of Patrick Street, Kilkenny. K onstruct Interiors is the bespoke interior fit-out and refurbishment contractor responsible for transforming the existing retail building at Lisburn Square into the 45-bedroom Haslem Hotel. The conversion of the 26,000sq ft property into a hotel delivered Lisburn’s first city centre hotel and a fresh new meeting place for the local population. The £4m hotel in Lisburn is part of the The Beannchor Group, which include The Merchant Hotel and Bullitt Hotel. As well as the hotel bedroom conversion for Haslem Hotel, Konstruct Interiors was contracted to work on the hotel foyer and hospitality space – a lobby bar and restaurant. The interior of the hotel has been fitted

out in a relaxed, no fuss urban hipster style. However, according to Konstruct Interiors, professional design and fit- out is about much more than creating interiors that look beautiful and perform on a practical level. It’s about creating inspiring spaces that really connect with the end user, building an environment where they can live their best life, or do their best work. DESIGN AND BUILD Konstruct Interiors specialises in hospitality, corporate, leisure and deluxe residential projects. Collectively, the team boasts over 50 years of industry experience, with expertise in design, construction, and project management. This enables them to provide a ‘design

GREAT WORKMANSHIP ON DISPLAY AT HASLEM HOTEL... MECHANICAL CONTRACTOR

H anna Mechanical Services carried out the complete mechanical services for the 45-bedroom Haslem Hotel, including plumbing, air conditioning and ventilation, new kitchen, restaurant and bar area as well as the BMS. Incorporating all the services into the existing building proved to be a challenge, but one that Hanna Mechanical Services met with gusto. Glenn Coburn, Contract Manager at Hanna Mechanical Services explains, “The building previously operated as a retail store which meant a lot of internal reconfiguration had to be undertaken to turn the building into a hotel. Also, the industrial- style design of the hotel interior specified that all services were to be left exposed, so we had to be extra neat and tidy. That meant that the co-ordination between us and all the

other trades had to be precise.” Established in 2003 by Gary Hanna, Hanna Mechanical Services are domestic, commercial and industrial plumbing and heating specialists. Their highly qualified, experienced team of engineers know how to complete a job on time and on budget. That’s what’s earned them the reputation for delivering work within tight contract programmes while also maintaining a high level of workmanship. The Haslem Hotel’s ‘no fuss’ industrial style interior means that much of Hanna Mechanical Services work is on display to all hotel visitors, bar and restaurant diners. “I’m very proud of the work we carried out in close co-ordination with all the other contractors,” says Glenn. “It’s a quality installation and I’m delighted that so much of it’s on show to the public.”

LISBURN’S NEWEST HOTEL OPENING COMPLETES ANOTHER PREMIER PROJECT FOR AG ELECTRICAL... ELECTRICAL CONTRACTOR

D escribed as a “casual and relaxed no fuss hotel”, the Haslem Hotel, Lisburn, County Antrim features 45 bedrooms, an 80-seater open-plan lobby and bar area, 68-seater restaurant, residents’ gym, and conference room. The bespoke interior fit-out and refurbishment contractor, Konstruct Interiors, looked to AG Electrical to carry out the full electrical package for the project. This included General & Emergency Lighting, Fire & Security Systems, Audio Visual Installation, Structured Cabling and every other electrical requirement that the project demanded. AG Electrical designed an impressive architectural lighting installation for the hotel, with the majority of products procured from local lighting supplier, Lightsource. Standout pieces were tailor- made and shipped in from Italy.

“We used a Lutron dimming system throughout the property to help create the right lighting ambience for the different hotel areas,” says Adam Gilmore, Managing Director at AG Electrical. “The hotel interior style is young and fresh, and the lighting reflects that. What sets AG Electrical apart from their competition is the lengths they go to in order to listen and understand their client’s needs. Adam explains, “When the client, architect or designer shares their design vision of where they want to go with the project we dive into the nuts and bolts of it to get a lighting design feel.” ‘We work well as a team with Konstruct Interiors,” says Adam Gilmore, Managing Director at AG Electrical. “They’re very professional and efficient to work with. As a client, this is another successful project that we’ve completed with them.”

STEELWORK S toneyford Engineering carried out alterations to the existing steelwork at Haslem Hotel as well as fabricating steelwork for the front entrance and temporary steelwork for the lift shaft.

The team was on the job for the entire project timeline, carrying out both

structural and cosmetic works. A family company, Stoneyford

Based in Lisburn, the firm provide services and products to both domestic and industrial clients covering all areas of steel fabrication from simple driveway gates to structural steel. They’ve also achieved BS-EN1090 Exc 1&2 CE standard for all structural steel engineering. Declan Phillips, Owner of Stoneyford Engineering says the project went without a hitch and he was full of praise for the fit- out contractor. “Konstruct Interiors were both efficient and prompt in making sure all works that we needed to carry out were prepared for and carried out in a safe and secure environment. We look forward to future works with them.” ideas on how he wanted the hotel to look so my task was to find the right products that met his design brief. “The client wanted a modern style with a touch of warmth so we had to combine both and make them work together. The challenge was finding aesthetically pleasing ranges that met the important technical characteristics of hard-wearing, stain-resistant and slip-resistance surfaces ideal for busy commercial premises with a lot of foot traffic. This was particularly so when sourcing visually striking decorative floor tiles for the restaurant area. Although challenging at times the final result is fantastic. “I’ve known the guys at Konstruct Interiors for a couple of years now and we have built up a very strong relationship. Their attention to detail and professionalism is to the fore in everything they do and undoubtedly the key element in their ability to continually deliver high-quality finishes on every project.”

Are we doing enough to help them from an early age to have a passion

to work alongside us in the industry? “FMB stands for quality and it’s been great to see FMB developing a call for a National and Regional Retrofit Strategy, which would help both the public and government see the value of such a scheme.” He strongly advocates becoming a member of the FMB for the benefits it can bring to your business and the voice it provides to help members with issues. VALUABLE CONTACTS “I’ve come to value the contacts made through FMB, a wide circle of associates in the building industry who have become friends and colleagues. We really do have a community we can call on to pull together. I am proud to be a member of the Federation of Master Builders, to sit on the NI Board and now represent its members here in Northern Ireland as President.” Taking on the role of Vice President is Gavin Dynes of John Dynes & Son,

Kircubbin with Mark Gribbin, Director of Setanta Construction, Magherafelt appointed as a National Board Member for FMB. “I am a strong advocate for the FMB and what it represents. Quality construction sits at the centre of all we do. I feel honoured to be given the role as Vice President of FMB NI by the members and will work alongside Willie and the Board to build a stronger industry for our members here,” says Gavin. The membership passed on its appreciation to Ian Lowry for his selfless hard work on behalf of the wider industry. Ian’s balanced, experienced voice has been invaluable in developing better client contractor relations at both public and private sector level. He has worked to get FMB’s accreditation recognised for public sector work. With many challenges ahead for the industry it’s encouraging to see the passion and dedication evident in FMB members who must drive up standards and find a way to sustain our industry. “There’s a need to look at howwe build; developing skills and initiatives that promote greener technologies. DOORS AND LOCKS

DOORWAYS HAS THE EXPERTISE TO PROVIDE A RANGE OF SOLUTIONS… Ironmongery

D oorways Architectural is a premier architectural solutions provider to the commercial, education, health, housing, retail and leisure sectors of the construction industry. Doorways Architectural ironmongery business has a long and established reputation in the Province. The roots of the business can be traced back to the 1870s and a company called “Joseph Blair” which operated as a hardware merchant out of Church Lane, Belfast. In 2005, the company rebranded as MB Architectural and relocated to Falcon Road, Belfast. Last year, the business merged with Moffett-Thallon to create the new entity of Doorways, a specialist doors and ironmongery division of the MacBlair group. Under this umbrella the Doorways Architectural division incorporates a fully operational access control department; an ASSA lock centre, as well as a full team of architectural ironmongers, schedulers and estimators. Best practice is widely considered

to mean only sourcing door ironmongery that is third party certified. All parts including doors, hinges, closers, locks, intumescent seals, panic hardware, door furniture, hold-open and free- swing devices and signage should all be third party approved to provide an assurance that these products are fit-for-purpose. Doorways can provide tailored solutions for each job, whether it is for an individual home or a major multi-door project. Staff have the experience to offer expert advice to clients while making sure that all certifications are adhered to without compromising on the architectural vision of the project. “It is important for us to be able to match in with the architect’s vision for a building while also considering the practical needs and the relevant regulations that need to be met,” said Doorways Sales Manager, Robert McNeill. “For the contractor, their needs are different from job to job and we work closely with them to find out how best to deliver the products to site. We back this up

with regular site visits and, where necessary, amend schedules to match their requirements. It’s all part of our partnership approach.”

MERCHANT NEWS

David Gill, Branch Manager Antrim

MERCHANT SUPPORT FROM START TO FINISH AT MACBLAIR ANTRIM... The complete builddestination

T he goal at MacBlair Antrim is to be regarded as a genuine one- stop destination for customers. With this year’s addition of a loose aggregates yard and mortar offering, that aim has been fulfilled, says David Gill, Branch Manager. “Our purpose is to complete the product offering from the start of the build process to completion,” says David. “From the loose aggregates yard and the mortar offering right through to doors, floors, bathrooms and tiles, MacBlair Antrim is capable of serving our customers from start to finish.” MacBlair Antrim’s generous three-acre site provides the scale to stock a broad range of products. “We’re in a position to substantially increase our stockholding when we need to, so we can be relied on to provide continuity of supply - a hot topic at the moment. We’ve been sheltered from supply issues by

strategically increasing stock in certain product types and having the scale to hold them on site.” However, having the scale to stock large product lines and introduce new stock means nothing if you don’t have the highly skilled and knowledgeable staff to provide the service to customers. That’s why David places a real emphasis on staff training and development at the Antrim branch. “There’s a broad knowledge base here that, combined with the scale of our site, allows us the ability to meet customer expectations.” The uptake on the loose aggregate and mortar offering has been pleasing, says

David. “It’s an area that we identified as potential and now installed, our customers are benefitting from the ease of service. “A number of other branches have loose aggregate bays but we are very excited to be the first to introduce the ready mix mortar silo. This has been a very successful installation and is something we continue to develop.”

£1.3M MODERN TYRES DEPOT AT DARGAN CRESCENT IN BELFAST SHOWCASES KILLOWEN CONTRACTS’ COMMITMENT TO GOING THE EXTRA MILE TO DELIVER A COST-EFFECTIVE BUILD... MAIN CONTRACTOR

O riginally a partial demolition, retrofit and extension brief, when Killowen Contracts took a detailed look at the Modern Tyres depot costings they discovered it would be better value to the client if they demolished completely and rebuilt. Work included demolition of an existing unit and extension to provide a new build industrial unit with office space and included all siteworks. The sleek new depot delivered by Killowen wasn’t without its challenges, says Paul McClorey, Quantity Surveyor. “The site is located in a known ground fill area and there were concerns of contaminated ground. We put in pilings with ground beams and a tied steel in concrete floor structure under the building and throughout the 3,400 m2 concrete yard.
