Determined from a competitive field of 596 entries, this year’s Merit and Grand Award winners can be justly proud of their honors. They were determined only after careful consideration by the Gold Nugget judges. This years panel included some of the most creative and successful designers, planners and builders in our industry.

With over 25 years of professional experience in the field of urban design and planning, Ike brings extensive experience to IDEArc Architecture and Planning. Projects completed by Ike include master planned communities, destination resorts, entertainment/ retail venues, commercial/industrial centers, and multi-purpose public facilities. Internationally, he has spent 15 plus years applying his skills in planning to rapidly growing countries such as the Philippines, China, and Mexico. His abilities encompass all aspects of the land design process, from the formulation of master plan concept, detailed site development plans, and “value-added” land studies.­ Ike’s expertise in interpreting the “lay of the land” enable him to develop site specific solutions that incorporate form, function, and cost considerations facilitating the client’s decision-making process. In addition to his design skills, Ike has in-depth project management experience. Given the critical nature of collaboration and community buy-in, his ability to facilitate client and public relationships, concisely communicate project vision to shareholders, and coordinate multi- disciplinary consultant teams has resulted in new communities, neighborhoods, and urban environments that are distinctive places of lasting value and significance.

Mollie Carmichael is a leading strategist with a career spanning 25+ years as a builder, developer, and consultant in the residential real estate industry. Her experience includes conducting market studies throughout the country, land acquisition strategies, business planning for future growth, competitive product research, and even tactical marketing planning and design. Most notably, she has been a thought leader with consumer insights and product research throughout the nation.

Debra Falese, AIA, is president of the Woodley Architectural Group, Inc., California office, and oversees all day-to-day operations. She brings her enthusiastic energy and passion to the design process. In addition to being a hands-on manager, overseeing all aspects of the business, she has been instrumental in all projects throughout the United States, as well as international projects. Having worked with Michael Woodley for over 20 years, they have established a creative flow resulting in hundreds of highly acclaimed projects, shaping the housing industry for our clients both here and abroad. Debra received her architecture degree in 1987 from the University of Oregon and has been a featured speaker at PCBC. She is licensed in Arizona, California, Colorado, Hawaii, Illinois, and Texas.

Laurie Ford has provided strategic counsel and proven leadership to public and private homebuilders and real estate developers throughout the U.S. for over 25 years. She is a seasoned industry expert with in-depth knowledge of industry drivers, disruptors, key contributors and overall operational effectiveness. Having full P&L accountability for successful mixed-use and master planned communities throughout the U.S., Laurie has a notable track record of capital recruitment, designing investment strategies, driving revenues and achieving operational excellence to consistently meet or exceed business plan and financial objectives. Laurie is passionate about fighting against the status quo by identifying strategic opportunities and implementing forward-thinking initiatives to enhance differentiation, increase market share, and improve profitability. Prior to her current roles with Lomonaco Investments and Ford Revelations, she contributed to the success of a number of innovative companies, including Global City Communities, Newland Real Estate Group, Weyerhaeuser Real Estate Company an Quadrant Homes.

John is an award-winning editorial, programming, and digital content strategist.

Anne Postle, Architect, CAASH, brings over 25 years experience in market-driven residential architecture to her clients. She is a regular speaker at the International Builders Show, the Rocky Mountain Builders Show and the 50+ Housing Symposium. In 2011, 2012 and 2013, Osmosis Architecture had an award winning custom home entry in The Nationals, and in 2008, 2009 and 2011, they received a Gold Award in the Best of 50+ Housing. Anne is a regular contributor to Professional Builder’s House Review and frequently speaks at the International Builders’ Shows for the past 18 years. Speaking on ‘Affordable Million Dollar Details’ on several occasions. ‘He Said, She Said: Meeting the Demands of Today’s Men and Women buyers’ used survey data to show how differing priorities between men and women influence their home purchase. Most recently Anne spoke at the 2019 IBS on a panel discussing Being Memorable: Captivating Buyers with Cutting-Edge Design Trends.

Chelsea Richardson is passionate about all things design, and her role as Principal and Vice President of Jeffrey DeMure + Associates Architects Planners (JD+A), is a direct reflection of her diverse skills and talents in that realm. Integral to the studio’s marketing and design initiatives, Chelsea is constantly and consistently striving to foster JD+A’s culture and unique client experience. With her unique background in leadership, business management, marketing, writing, graphic design, and communications, Chelsea has been involved with each of the studio’s projects since joining the studio in 2005. She seeks to capture and articulate the vision, character, and texture of the communities and residences the studio designs and endeavors to elevate and transform design solutions in collaboration with the studio’s talented design team.

Symone is an assistant editor for Zonda’s BUILDER and Multifamily Executive magazines. She also has stories in other company publications, including REMODELING and ARCHITECT. She earned her B.S. in Journalism and a minor in Business Communications from Towson University.

Louis Bretana is committed to meaningful, innovative design and ensures each client solves their toughest development challenges while simultaneously realizing project goals. Louis has an extremely diverse portfolio, with extensive experience in all aspects of commercial, retail, interiors, and residential products ranging from custom homes to high density multifamily housing throughout the world. Some of his international experience include numerous projects in China, Africa and the Middle East. Over the course of his 15+ year tenure with Danielian Associates, Louis has played an integral role in helping shape the design philosophy and the firm’s culture. He directs R&D design efforts and enhances communication and processes throughout each of the different design studios. Louis is a graduate of the University of Southern California School of Architecture and maintains active involvement with numerous building industry organizations including the American Institute of Architects, USC Architectural Guild.

Mark Kiner AIA, APEC started his career in the late 70’s working on planning and landscape architecture projects throughout the U.S. and Europe. Upon graduation from California State Polytechnic University, he managed projects from entry level housing to complex multi-family development to large scale resorts in the United States and the Pacific Rim. Today, Mark is a registered architect in 10 states. Through his many years of experience, Mark understands the unique design elements and construction considerations for multi-family projects. Using this experience, regional sensitivity and multicultural sensitivity, Kiner is one of a team leading the multi-family design effort at Bassenian Lagoni.

The Starr House is deserving of a Judges’ Special Award because this restoration is in its own league! The impeccable restoration of this home to its original Great Gatsby era drama, while preserving the Tudor features, the ornate details, and the original murals was truly a labor of love. The interior revisions were sensitive to the historic style but allow the home to work well for today’s family.

Taking on one of the largest housing industry challenges we face, this project offers a community that is welcoming, dignified and safe for homeless individuals on their first step toward returning to housing stability. It has 100 modular units and 124 beds. Driven by the urgency of the current homelessness crisis, the builder was able to have units ready for occupancy only 7 months after financing was secured. The low cost per bed of $99,000 was achieved with modular construction, offsite staging, making this not only a highly successful project, but one that can be replicated in other locations.

The Air Rights Tower and it’s sister development The Continental

Air rights creates an ultra-high density 73-unit housing project on a 50x100 foot 5,000 sq. ft. urban infill lot bound by three sides. Many would this this viability of this project was impossibility but the architect and developer’s proposal utilizes the air rights of its sister corner micro housing development. By capitalizing on the air rights the project is able to have full openings on the interior lot line elevation enabling windows on a 24-story building above the adjacent structure. Higher end residential housing requires availability of parking to be successful. The team designed a fully automatic parking garage that will allow for 73 parking spaces within the existing structure. The simple pallet of concrete, glazing, metal paneling and the form of the structure emphasis the verticality and pureness. With diversity of units from low-income affordable to a two-story penthouse at the top – this achieves a diversity of tenant. This is a prototypical model that can continue to be used throughout urban environments adjacent to historical properties or those that are too valuable to demolish but low enough to capitalize on their air rights.

For the coveted Home of the Year, the judges wanted to select a home that not only demonstrates great design but also stands out from the crowd. The panel ultimately selected Blackpine Communities’ Crocker Village – Alley Row Collection for multiple reasons, including the collection’s ability to be a new modern product that blends well with the established Sacramento neighborhood, the well-thought-out floor plan with flex options on a 40-foot-wide alley loaded lot, and the overall material selections within the home that made each judge want to live there.

Alexan Kendry in Montclair, California, takes cues from its history. In the early 1900s, the area was once blanketed with citrus orchards and farming. Builder Trammell Crow Residential and architect Architecture Design Collaborative decided to design the community as a modern interpretation of the farmhouse. Of all the four-story and under multifamily projects, the judging panel admired this one the most because of the façade and its use of color and the project’s site plan on an L-shaped site that considers the pedestrian experience.

Judges unanimously voted the 532-unit Seattle Jackson project as Multi-Family Community of the Year, for its cohesive, purpose- and mission-driven solution to downtown density’s connective, community-centered answer to urban sanctuary. As noted above, “this community integrates 107 units reserved for working households whose incomes fall between 65% to 90% of area median incomes, a “missing middle” offering. Signature connectivity, wayfinding, and nuanced gathering areas cultivate a community look and feel, while a palette of colors, fractal patterning, and material references tie structure to the soul of the place in the city. Judges were taken in with the design’s intentionality, its cadence of small zones to expansive sweep of inclusiveness and intimacy, throughout the circulatory exterior and in interior spaces.”

In Palm Springs, California, Flair at Miralon collection caters to locale with mid- century aesthetics both inside and out. The flat-roof façades of each of the five designs utilize stucco, concrete, and subtle color, and the judges enjoyed the variations of the floor plans and elevations that all complement each other very well. Located in a new agrihood with thousands of olive trees, the homes orient to the mountain vistas and each incorporate their own indoor-outdoor living spaces for true upscale ambience in the high $700s to high $800s price point.

Wickenburg Ranch, A Trilogy Resort Wickenburg, AZ

The 309-acre Miralon master plan in Palm Springs, California, was chosen for Master Plan Community of the Year because of its creative approach to land reuse. Started more than a decade ago but never realized, the developer chose to replace a previously designed golf course with 7,000 California olive trees, 7 miles of trails, and a mix of community gardens, lakes, and dog parks. The judges appreciated the whole package, including the community’s site plan, the modern agrihood amenities, and the residential product offerings. It was truly a fan favorite and also garnered other Gold Nugget grands in other categories as well.

This project is perfectly located in Orland, Ca – the annual home of a million honeybee colonies which pollinate the local almond groves. This project not only pursues net-zero energy, net-zero water and LEED Platinum, but serves as a non-profit dedicated to educating the public on how new high performance building and development can alleviate the very problems that plague bees. The large indoor/outdoor shed provides not an event space but a public landmark with a very memorable and intelligent design. The pollinator garden is tilted to be visible to arriving school children, keeping the bees visible but out of reach. This project was a heart warmer for all the judges.

The main amenity of a 2,000-acre masterplan, this resident lounge and pool was designed to be a gathering space- an extension of the family home, for everyday and special events. Architectural and interior features were designed to reflect the brand story of an Old Texas town embracing its country roots and celebrating family and community. The architecture of the building, with its pitched roof and exposed T&G ceiling and wood beams, reflect the historic barn that once stood on the same plot of land. On the interior, a gallery wall integrates black-and-white historic photos with color- print current photography, honoring the history of the land while highlighting the growing community. An iconic two-story fireplace centers the main lounge space, providing warmth and light. Eclectic furniture pieces and heirloom light fixtures, and themed accessories dress the space and tell a story of grand Southern country estates. The property is outfitted for everything from casual daytime activity with game tables, television monitors, and several seating groups, to formal get- togethers in the rentable gathering space complete with a kitchen, catering-size refrigeration and food storage, flexible furniture, and a large-scale projector screen.

This vibrant commercial center exhibits the highest levels of innovation and creativity with its approach to adaptive re-use of existing vintage structures and the incorporation of repurposed shipping containers. This 33,000 SF neighborhood- oriented center is expertly aligned with today’s consumer preferences by creating an experiential-retail environment that will function as a community gathering hub. The project incorporates of an eclectic mix of indoor and outdoor uses, including a grocery, a walk-up store featuring over 70 craft brews, brewery, kitchen, event space and a series of flexible, outdoor spaces including a swimming pool. This project is a superior demonstration of what can happened when true ingenuity responds to market demand.

ARRIVE Phoenix was a challenging project consisting of two separately owned historic mid-century modern office buildings. The design team was tasked to create an adaptive reuse of the buildings into a boutique lifestyle hotel property while maintaining the architectural character of the existing structures. The final plan included recreating the circulation of the two buildings on the back allowing the former circulation space to become private outdoor patios. Five new construction buildings were constructed around the campus with nods to mid-century heritage yet modern of today. The campus now houses 79 hotel rooms surrounding a pool courtyard, two restaurants, a rooftop bar, popsicle stand and coffee shop.

For the renovation of Hotel Kansas City, the judges admired the large and small intricate details of the historic preservation project, including the lobby’s ceiling, millwork, and windows. The designers did a great job restoring the building’s original features and blending the new elements with the existing. The lighting-as-art installation in the lobby, in particular, stands as a focal point, but also complements the other new and old details present throughout the room.

Judges comments: Not only is this a 21st century school of its kind, the mindset and thought to the layout of the school looks and feels more like a college than a high school campus. The organization of open spaces, view corridors, collaboration zones, classrooms, and labs mimic the college campus like setting. Smart design with the utilization of vegetated roofs to improve energy efficiency and comfort, and a PV farm over the parking lot offsets 231% of annual energy use.

This was a smart-design for a well delivered addition to our educational programs.

This tiny house is a perfect fit for both its Dupont Circle historic neighborhood and its challenging site. The exterior is charming, and respectful of its surroundings. Each of its four compact levels serves a unique purpose. With only 1283 s.f. of interior space spread out on four levels, this home is tiny, but uses every inch well. The roof terrace is an inviting escape, and each floor is filled with light.

Happy Valley House uses natural materials with perfection! The Western Red Cedar used for the siding, floors and ceilings is used with incredible craftsmanship, and the spaces are warm and inviting. The Asian inspired design is clean and contemporary. The preservation of the existing landscape on the site gives the entire project a timeless feel.

The Bridge House is designed as an exciting, contemporary home on a very steep slope with incredible views. The challenge was to create an inviting and comfortable entry to a difficult lot, as well as a usable backyard and entertainment area while focusing the major rooms toward the views. The glass walls of the family room, master bedroom, and exercise room pocket into the adjacent walls and blend the interior with the exterior to allow for outdoor California living and entertaining. A small guest house sits among the orange grove and is accessed from the main house through the orchard.
