Revolutionising construction site management. At Ardmac, innovation drives excellence. In 2024, we embarked on a transformative journey to enhance our site openings management process. While our workflows were already grounded in robust BIM implementation, we recognised the potential to elevate efficiency and safety by integrating cutting-edge technology. After evaluating both Virtual Reality (VR) and Augmented Reality (AR), we identified AR as the optimal solution for on-site applications. Unlike VR, which posed safety challenges, AR offered a practical and secure alternative, allowing teams to utilise tablets in the field. To ensure seamless integration, we selected GAMMA AR, a leading augmented reality tool compatible with Autodesk Construction Cloud and Procore. A rigorous proof of concept verified its compatibility with our systems, and our Digital Innovation Committee (DIC) approved the deployment. The DIC, composed of senior leaders across departments, ensures all digital processes align with Ardmac’s high standards for quality and innovation.
By integrating AR with BIM, Ardmac has set a new standard for construction efficiency and precision. Real-time visualisation and data synchronisation eliminated inefficiencies, reduced errors, and aligned on-site execution with design specifications. This innovative system exemplifies our commitment to excellence, empowering teams with cutting-edge tools to deliver safer, more efficient, and higher-quality construction projects. Ardmac were engaged to carry out the fit-out of the fifth floor of 5 & 6 George’s Dock on behalf of their client Airbus. The project involved converting the floor from a CAT A to a CAT B finish, customising the space to align with the operational requirements of Airbus. The fit-out incorporated the development of various functional areas designed to support a versatile and efficient workplace. Key spaces included small, medium, and large offices and meeting rooms, an open-plan office area, a kitchenette, breakout zones, a dedicated training room, and a print/copy station. Ancillary facilities, such as a cleaners’ storeroom and a general storeroom, were also integrated to optimise functionality and storage capabilities. The works encompassed the installation of internal wall partitions and suspended ceilings, accompanied by associated tasks such as acoustic insulation and fire-stopping measures. Finishes for walls, floors, and ceilings were meticulously chosen to deliver both durability and visual appeal. Additional elements of the project included joinery, and the installation of fixtures, fittings, and equipment, ensuring the space met the client’s expectations.
The mechanical scope of works covered the installation and commissioning of systems for soils and waste, hot and cold-water services, chilled water, heating and cooling, ventilation, and controls. Comprehensive flushing, water treatment, and sterilisation processes were conducted, followed by rigorous testing and commissioning to guarantee optimal performance of all mechanical systems. The electrical services included general power and lighting installations, emergency lighting systems, and connections for HVAC. Specialist tasks included wiring for mechanical systems, voice and telephone networks, data cabling, and security installations. Extensive testing and commissioning ensured all electrical systems were fully operational and compliant with the highest industry standards.

CASE STUDY National Lottery, 1 GQ

Irish Life Investment Managers completed a full CAT B fit-out and subdivision at 1 GQ, Dublin 2, as part of the Georges Quay Development. The project transformed sections of the Ground and First Floor North to accommodate the National Lottery while creating a split- tenancy layout. The scope included demolition, refurbishment, and modernisation to deliver an optimised workspace aligned with the National Lottery’s requirements. Landlord works involved selective demolition and removal of existing CAT B fit-out elements, with some retained for reuse. A comprehensive strip-out of mechanical and electrical (M&E) systems allowed for necessary upgrades. The first floor was subdivided with a new fire-rated stud partition, complete with decoration, door installations, and a fire escape lobby. The boardroom was reconfigured to include a new staircase lobby with stud partitions, acoustic baffles, and refinished ceilings. The atrium was enclosed with stud partitions, double-glazed doors, and acoustic modifications for improved sound insulation.
The fit-out for the National Lottery introduced architectural and functional enhancements, including new internal walls and partitions for offices, meeting rooms, and comms rooms, with reused glazed screens and doors where feasible. Adjustments to raised access flooring (RAF) accommodated the new layout, and low- level partitions were added in open-plan areas for storage and lockers. The M&E scope encompassed new installations and modifications. Mechanical upgrades included soil, waste, water, heating, cooling, ventilation, protective services, and BMS control systems. Electrical modifications covered metering arrangements, general services, power and IT containment, lighting, and structured cabling. Security and fire alarm systems were also updated. All systems underwent commissioning and certification to ensure compliance and functionality. Additional works included coordinating tenant AV and IT installations, specialist bespoke joinery, and the strip-out and disposal of furniture.

As part of the wider Heuston South Quarter mixed- use development, Henderson Park engaged Ardmac to deliver a high-spec CAT B fit-out of the Brunel Building’s basement to attract prospective tenants. The transformation successfully secured Oaklee as the occupier. Previously operating as a gym, the basement was reconfigured into a modern office. The layout includes an open-plan workspace, CEO office, boardroom, meeting room, reception, canteen, and breakout areas. Works began with full strip-out and demolition, followed by subfloor preparation, raised access flooring, and internal wall construction. Finishes included new ceilings, flooring, wall treatments, bespoke joinery, fitted furniture, and external enhancements with granite paving and artificial bamboo planting. Partition systems included glazed and metal stud walls, suspended ceilings, and fire-rated assemblies. Fire protection involved fire curtains and encasement of flues. Acoustic comfort was enhanced with ceiling baffles and specialist floor finishes.
Mechanical installations covered new water, heating, cooling, and ventilation systems with BMS integration. Electrical services included a new metre, upgraded lighting, power distribution, structured cabling, and a compliant fire alarm. A comms room supported Oaklee’s IT infrastructure. The basement’s proximity to a shared car park presented logistical and safety challenges. Temporary works designs and a robust approval process ensured full compliance while minimising disruption. Lockton Insurance Brokers Ireland, part of the world’s largest independent insurance brokerage, appointed Ardmac to deliver a full Design & Build fit-out of their new third-floor office at the recently refurbished 18 Lower Leeson Street. Working in partnership with X Project Management and architectural firm Studio 3, Ardmac was engaged to provide end-to-end services, including design, pre-construction, and construction. Lockton’s vision was to create a modern, comfortable, and functional workspace that aligned with contemporary working practices and fostered productivity and collaboration. Studio 3 played a key role in translating Lockton’s aspirations into a dynamic office design. The fit-out included the installation of new partition walls, glazed screens, ceilings, doors, flooring, and bespoke furniture solutions. Mechanical works focused on modifications to the existing ventilation system and installation of supplementary air conditioning units for the new communications room. The electrical package included upgraded lighting, power to new desk layouts, smoke detection systems, AV, Wi- Fi, trunking, and enhanced security infrastructure. The project presented several challenges, including
restricted site access via a live shared courtyard, the presence of existing tenants within the building, and a fast-track programme requiring close coordination and move-in support. Ardmac managed evolving client requirements with agility, incorporating design updates efficiently throughout the build. Senior Lockton stakeholders remained actively involved throughout the process, attending site visits and contributing valuable feedback. This collaborative approach was central to the project’s success. Ardmac delivered the completed office on time and within budget, meeting all design and functionality goals. The finished space reflects Lockton’s brand values and operational needs, underscoring Ardmac’s capability to deliver high-quality, tailored office environments in complex, live settings.

Ardmac successfully delivered a comprehensive CAT B fit-out within an existing CAT A office space, transforming the environment into a fully functional and modern workspace. The scope of the project included the creation of new office areas, meeting rooms, kitchen/tea points, breakout spaces, and a dedicated communications room. Landlord works involved minor demolition to accommodate mechanical and electrical upgrades, erection of new stud and glazed partition walls, installation of two kitchen/tea station areas, new internal doors and glazed screens, and provision of low-level storage partitions and furniture. The mechanical package included installation of new water services, adaptations to heating and cooling systems, updated ventilation services, BMS controls, soil and waste systems, and final commissioning and certification. The electrical package comprised lighting modifications, installation of general and emergency lighting, structured cabling, power, security systems, fire alarm integration, and full testing and commissioning.
In addition to core construction works, Ardmac coordinated loose furniture installation, bespoke fitted joinery, retention of existing blinds, and client-directed AV system installations. A key challenge was working in a live, multi-tenant environment with other ongoing construction activities. With limited space, strict noise regulations, and continuous foot traffic, careful planning and coordination were essential. As part of Boston Scientific’s ongoing expansion at its Life Sciences Facility in Clonmel, Ardmac was appointed as the construction partner to transform fallow first- floor space within the Administration Building into a vibrant, multifunctional work environment. The project supported the client’s strategic objectives: to enhance staff amenities, expand lab and production areas, and improve circulation routes connecting new and existing spaces via the atrium and reception. The transformation delivered a high-spec, agile workspace aligned with Boston Scientific’s global workplace strategy. Previously unused floor area was reimagined to include open-plan offices, collaborative meeting zones, a Townhall-style canteen, and flexible working areas. Biophilic design elements, acoustic enhancements such as felt wall panels and baffles, and a white noise system were integrated to foster employee well-being and ensure privacy in a dynamic, open-plan setting. Ardmac also delivered a striking new entrance to the Administration Building, improving accessibility and creating a seamless connection between old and new areas. Executed within a live pharmaceutical facility, the works demanded full GMP compliance and minimal disruption to operations.
Ardmac’s experience in controlled environments, paired with its SMART project delivery methods, ensured the highest standards of quality and safety throughout. The fit-out included raised access flooring, new partitions, ceilings, specialist joinery, acoustic treatments, and full integration of client direct packages—AV, IT, and security systems—through detailed coordination and real-time communication tools. Impressed by Ardmac’s precision and consistent delivery, Boston Scientific extended the contract to include the construction of new cleanroom spaces and a circulation corridor. CASE STUDY 5 & 6 George’s Dock

Ardmac was appointed to deliver comprehensive landlord refurbishment works at Buildings 5 and 6, George’s Dock, including vacant tenant demises, reception upgrades, lift lobbies, and toilet renovations. The objective was to transform these commercial spaces into a modern, market-ready offering for future tenants. In the vacant tenant areas, the works involved the full strip-out of existing partitions, ceilings, lighting, grilles, PIR sensors, and floor finishes. Ardmac reinstated and upgraded the spaces with new suspended ceilings, energy-efficient lighting, ventilation grilles, PIRs, and refreshed wall finishes. Existing raised access flooring was repaired and carpet tiles installed to improve visual appeal and functionality. The landlord areas received a high-end aesthetic upgrade, with significant improvements made to the main reception in Building 6. Existing wall tiling and grilles were removed and replaced with new decorative wall panels, pendant lighting, a redesigned reception desk, integrated bench seating, a planter feature, and a modern coffee dock.
Ground floor lobbies across both buildings were enhanced with updated wall finishes and lighting fixtures, while lift cars were refurbished with new finishes and architraves, elevating the overall visitor and tenant experience. Stairwells were refreshed with the removal of outdated skirtings, nosings, and floor coverings, replaced by high- quality finishes and repainted woodwork. Upper floor toilets and water closets were completely overhauled, with the installation of contemporary sanitaryware and modern finishes to create clean, efficient restroom spaces. Working within partially occupied buildings required strict coordination and noise management, particularly around the live reception areas. Ardmac collaborated closely with the Building Manager and existing tenants, ensuring clear communication and minimal disruption. Delivered on a fast-track programme with phased completions, the project has significantly enhanced the value and appeal of George’s Dock as a leading commercial destination in Dublin’s city centre.

Ardmac were appointed to deliver the transformation of a former ground floor café and commercial kitchen into a vibrant, multi-purpose Innovation Hub for Grant Thornton at their city centre premises. The project involved a change of use from restaurant space to a flexible, collaborative work environment comprising open-plan work zones, barista coffee dock, booth seating, and training facilities, with a public takeaway service to the Quayside facade. Works began with the complete demolition and strip-out of the previous restaurant fit-out, including all kitchen installations and internal partitions. Internally, a new doorway was created to link the Innovation Hub to the existing reception area, and new partitions, stone floor finishes, acoustic barriers, folding walls, and bespoke joinery were installed throughout. Furniture and AV systems were upgraded to meet Grant Thornton’s specifications, supporting a variety of modern working styles and events.
Externally, alterations included the formation of a takeaway access with kiosk, a new escape door to the side façade, and upgrades to door ironmongery for compliance with fire and accessibility regulations. Mechanical modifications involved alterations to the supply and extract ventilation system and relocation of services to suit the new tea stations. Electrical upgrades included new and modified power, data, lighting, smoke detectors, and AV infrastructure, as well as reconfigured Wi-Fi and security systems. Key challenges included working within a live, tenant- occupied building and managing a fast-track programme. Delays caused by landlord approvals, design omissions, and additional compliance requirements (Part B, M and DAC) necessitated careful coordination. With no on-site laydown area and restricted access for waste and materials, Ardmac operated a just-in-time logistics model. Noisy works were scheduled around tenant needs to ensure minimal disruption. Through proactive communication, flexibility, and detailed planning, Ardmac delivered a high-specification, dynamic hub tailored to Grant Thornton’s evolving needs.

Located in the heart of Dublin 2, Santander undertook a transformative office fit-out to optimize their workspace, downsize their existing office area, and align the layout with evolving operational needs. The project, which aimed to reconfigure the floorplate, included the installation of open-plan workspaces, cellular offices, meeting rooms, and a reception area. The scope of works began with the full strip-out of the existing fit-out within the sub-tenancy demise. The design team made a conscious effort to reuse as much of the existing furniture, fixtures, and equipment (FF&E) as possible, reducing waste and promoting sustainability. The newly reconfigured office space features multiple cellular offices, a large open-plan area with workstations, and various meeting spaces, including small phone booths, breakout areas, and a staff canteen. In terms of design, the fit-out included new floor and ceiling finishes, upgraded glazing systems featuring fluted glass and graphic manifestations, and a fully integrated acoustic system to enhance the work environment.
The mechanical and electrical (M&E) systems were completely overhauled, with the installation of a new supply and extract ventilation system, plumbing and waste systems for tea stations, additional air conditioning units, and a complete electrical upgrade, including power and data fittings and lighting. The space also features state-of-the-art audiovisual systems, a fully integrated security system, and a fire alarm system upgrade. The M&E systems were synchronized with the existing Building Management System (BMS) for energy monitoring, enabling the facilities team to manage operations remotely. Throughout the project, Ardmac navigated the challenges of working within a multi-tenant building, ensuring minimal disruption to other tenants. Coordination with the landlord, management of logistics, and a focus on safety were paramount, with daily toolbox talks and safety protocols in place to ensure a smooth and efficient project delivery.

Ardmac was appointed as the Main Contractor to deliver a full office interior fit-out for Scotiabank, a leading Canadian multinational bank, at their new office location on Level 2 of a multi-tenanted building in Dublin 2. The aim of the project was to create a modern, functional, and efficient office space to meet Scotiabank’s specific requirements. The Level 2 space was previously occupied by other tenants, necessitating minor reconfiguration to suit Scotiabank’s needs. The demolition work was minimal, with the main focus on enhancing the functionality and aesthetics of the space. Ardmac’s work included the installation of new partitions to create separate workspaces, alongside the fitting of new ceilings and finishes throughout the office. The project also involved the installation of new doors, frames, architraves, and skirtings, adding an elegant touch to the office while improving security and functionality. New floor finishes were installed to enhance the space’s overall appearance and provide a more comfortable, durable flooring solution.
To further improve the environment, new acoustic barriers were installed in the ceiling and floor zones, significantly enhancing sound insulation and contributing to a quieter, more productive workplace. Additionally, new furniture was integrated to complement the updated design and support functional workspaces. Ardmac also made modifications to the existing supply and extract ventilation system, relocating waste systems to accommodate new tea stations. Dentons, the world’s largest law firm, relocated to their new Irish headquarters at the listed 20 Kildare Street, occupying the ground and first floors. Ardmac was appointed as Management Contractor through a competitive process, providing design development support, buildability reviews, programming, and value engineering, ultimately agreeing on a fixed-price delivery. The CAT B fit-out comprised open-plan workstations, private offices, meeting rooms, focus and phone booths, café and coffee points, comms room, and ancillary storage including lockers. Key architectural features included specialist joinery, acoustic glazed partitions, and high-spec timber and terrazzo finishes. Works involved selective demounting of suspended ceilings to enable partition construction, installation of modular and plasterboard ceilings, raised access floor modifications, and full mechanical and electrical packages. Delivered in two phases under a fast-track programme, Ardmac enabled Dentons to occupy the ground floor pre- Christmas. The project required meticulous planning and coordination, working within a live building and a tight city-centre location, while preserving the listed status of the property.
Ardmac also facilitated detailed coordination with other stakeholders to ensure smooth operations and minimal disruption. Dentons targeted both LEED v4 Gold and WELL v2 certification, demanding precision and sustainable practices throughout. Ardmac also managed the integration of client-direct packages, including AV installations, secure IT systems, and electronic access control, ensuring full functionality in a live operational setting while maintaining high performance standards. Cairn Homes plc, one of Ireland’s leading residential developers, relocated their headquarters to the prestigious 45 Mespil Road, situated along Dublin’s Grand Canal. Following a competitive tender process, Ardmac was selected to partner with the Design Team to deliver a high-end CAT B fit out across the 5th and 6th (penthouse) floors, designed to reflect Cairn’s evolving brand and accommodate approximately 90 staff. The design maximised natural light and panoramic city views by positioning all workstations around the perimeter of each floor. Central core areas featured bespoke joinery to delineate spaces such as reception, lounge, quiet rooms, collaboration zones, and a canteen. Spread across both floors, the office includes a variety of flexible spaces—collaboration areas, phone booths, meeting pods, business lounges, and formal meeting rooms. On the 6th floor, a vibrant café space offers expansive views and access to a large outdoor terrace. Designed to be both social and functional, the café operates as a casual meeting hub outside peak hours. In contrast, the 5th-floor coffee lounge presents a more subdued, luxurious environment with rich finishes.
The adjoining boardroom boasts a custom fumed oak table, slatted joinery walls, and integrated AV, all set against a backdrop of stunning cityscape views. The fit out included all architectural finishes and MEP upgrades. Mechanical works covered new fan coil units, plumbing, and waste services for the canteen and coffee dock. Electrical works included lifting the raised access floor (RAF) to install new power and data, lighting, fire detection, AV, and security systems. Operating within a live building presented logistical challenges. With no basement access and tight site conditions, Ardmac implemented ‘Just in Time’ deliveries and maintained regular coordination with building management and other tenants to ensure the fast-track programme was delivered smoothly and efficiently. “It was imperative to have a team we could trust, access, and engage throughout the endeavor. HSBC sought a delivery partner to support the consolidation of their workforce from two floors into one, due to the expiration of the lease on the second floor. Ardmac was appointed after Stage 1 of a two-stage tender process, selected for our proven track record with HSBC and the building, along with our transparent, “no surprises” approach. The project reconfigured the first floor to align with HSBC’s “future of work” principles, creating collaborative zones and private offices for focused work. The front- of-house area was redesigned to maximise flexibility and underused space. The atrium layout was updated to encourage all-day use, with new furniture supporting both meetings and dining. The catering kitchen was transformed into a self-service facility with improved food prep and microwave areas. Balcony pods were installed to promote informal meetings and greater use of the space. Back-office areas remained largely intact, but were adapted to meet current business needs. The hub room became the main comms room with minor changes, and all meeting rooms were retained but refurbished.
Works included strip-out, relocation of floor boxes, installation of new fan coil units, upgraded electrics, new ceilings—including a feature baffled system—fire safety enhancements, and BMS modifications. New kitchenette services were installed, with full testing and commissioning at project close. Delivered in a live, multi-tenant building also occupied by Citadel, Accenture, and Bank of Ireland, Ardmac ensured minimal disruption through daily coordination with building management. Despite pandemic-related challenges, the fast-tracked programme was delivered on time, with financial risks proactively managed in collaboration with HSBC’s Cost Management Team. “When HSBC tendered this project, they had always stated that they were looking for a partner to deliver. Montrose Aparto, originally constructed in the 1960s as a hotel and later converted into student accommodation in 2014, recently underwent a major transformation to meet modern safety and living standards. Following a two- stage tender process, Ardmac was appointed to deliver complex structural and fire remediation works alongside a full refurbishment of the five-storey student residence. The upgraded development now provides 206 stylish apartments and 28 communal kitchens, along with new reception, study, and laundry areas, creating a vibrant and functional living environment for students. The project involved the full strip-out of all internal finishes, including the removal of plasterboard ceilings, sections of walls, and stud partitions. Ardmac constructed new stud partition walls and installed fire-rated ceilings, while carrying out extensive fire protection measures. These included the encasement of structural beams and columns, installation of fire dampers, intumescent pillows and putty pads in trunking, and comprehensive firestopping works. Adjustments were also made to the existing fire detection and emergency lighting systems to ensure full compliance with modern fire safety standards.
Each of the five floors was fully refitted with new fixtures, finishes, and furnishings. Mechanical and electrical services were upgraded to accommodate the redesigned layouts and enhanced fire protection systems. Works were carried out above live retail units including Bank of Ireland, Spar, Insomnia, and Subway. To minimise disruption and ensure safety, Ardmac implemented a Health & Safety Plan and maintained clear communication with tenants. Site activities, deliveries, and waste removal were coordinated through programme meetings, Last Planner sessions, and daily briefings. “Big congratulations and huge thanks for the almighty effort that you, the team and all supporting staff and trades have contributed over the last 18months. Ardmac was awarded the contract, following a competitive tender process, to deliver the high- specification fit-out of approximately 90,000 sq ft of administrative hubs connecting Data Halls 3, 5, and 6, delivered over two phases. The development included a variety of functional spaces such as open-plan offices, conference and meeting rooms, multi-purpose and games rooms, wellness areas, kitchen and breakout zones, and a landscaped external courtyard. Designed to support essential data centre operations, the project also focused on enhancing user experience and promoting environmental efficiency. Ardmac’s scope included installing fire-rated and acoustic Gyproc partitions, suspended ceilings, glazed systems, structural goalposts for service penetrations, and extensive finishes such as resin flooring, tiling, painting, blinds, and bespoke joinery. Wall/floor protection systems and sanitaryware were also integrated in line with client specifications. The M&E package featured a smart Building Management System (BMS) to optimise energy use and user comfort throughout. Ardmac also coordinated and delivered IT, AV, and security infrastructure, ensuring seamless integration with the architectural and MEP frameworks.
A significant aspect of the project was the implementation of BIM Level 2. Ardmac collaborated closely with the Client and Mace to develop a fully coordinated model. All site management personnel and supply chain partners were equipped with tablets to access and interact with the BIM model in real time. Digital tools such as BIM 360 Plan and BIM 360 Field were used to drive construction planning, monitor progress, manage defects, and capture live reporting data.
